This one from one of my favorite builders. Neel Kamal from Real value is right opposite SIPCOT on OMR. Good features with attractive pricing. We can depend on Real values quality and delivery is mostly ontime. Not sure on the Approval front and would update once i get to know floor plan and cost sheet.

    Builders to showcase 200 residential projects at 3-day fair

    CHENNAI: With offers like never before to lure prospective buyers, 40 leading builders will showcase 200 residential projects, comprising roughly
    10,000 apartments, in FAIRPRO 2009, the second edition of the property fair organised by the Tamil Nadu chapter of the Confederation of Real Estate Developers’ Association of India (CREDAI) at the Chennai Trade Centre, from February 13 to 15.

    Three builders have already announced discounts such as like reduction in price, free registration, free covered car park area and even swanky modular kitchens. The biggest offer, announced so far, has come from Jain Housing a flat 30 percent discount on its new Alpine Meadows project near Pallavaram. Similarly, Landmark has reduced the price of Tiara, a new project in Perungudi, from Rs 4,000 to Rs 3,650 per sq ft. For another villa project at Kumaran Colony, the builder has reduced the price from Rs 5,500 to Rs 5,000 per sq ft. Asvini Foundation is offering a free covered car park, free registration and, in some cases, a modular kitchen on its ongoing project in Ramapuram.

    Sandeep Mehta, chairman, FAIRPRO, and MD, Jain Housing, said, “We expect a turnover of more than Rs 200 crore in the three-day exhibition. Last year, 38 developers sold 400 apartments worth Rs 200 crore. In all, one lakh people visited the stalls in 2008.”

    CREDAI Tamil Nadu president Prakash Challa noted that only those projects which were approved by the Chennai Metropolitan Development Authority (CMDA) and the Directorate of Town and Country Planning (DTCP) would be showcased at the exhibition. Further, all the projects offered at the exhibition would be cleared by legal experts engaged by CREDAI or funding agencies such as HDFC, ICICI, State Bank of India, Axis Bank and LIC, he said. Only CREDAI members would be allowed to put up stalls at the fair.

    Please provide me the link of article in times ofindia.As i am planning to buy one in ramapuram area in budget of 50 -60 laks.I met navin builders they r reclutant to reduce the price in ramapuram they say not less than 4000 rs per sq/ft.

    Thanks folks. I will go through it thank u so much. Still navin builders are quoting for 3bhk 1343 sq ft flat in ramapuram 64 lakhs all inclusive.Please let me know ur comments

    Navin is good builder.. i have seen couple of properties in pallikaranai area quality of construction is good. is this a completeted project or under construction? if under construction then its better to negotiate. if completed ask for free upgrades like modular kitchen or car park or maintenance fee vaiwer for a year or combination of these. how many units left unsold in the project also adds to your negotiation room

    Thanks senthil for the comments.he claims 5 flats unsold and it is almost completed one. i am not sure whether they r really sold as it might be marketing techinque.

    As Landmark in pergundi also looks reasonable from the article. Let me see wat they quote.

    Can any one pls. provide me the details and after effect of the circular by central board of exicse dated 29th January that flat buyers dont have to pay service tax.
    My question is that those who have paid earlier service tax to the builder can get it back or not?

    when saisujeet & saisurya promoted by realvalue will be completed? anybody can answer? anybody bought flat in these projects? they are going with many projects. do they have manpower for construction? howmany?

    Quick comment on your note on real value – we have a flat booked in their sai brindavan project and its now close to a year overdue, with no sign of completion. Also, they seem to be going through a severe credit crunch, so are unable to hire enough labour to get work done.
    Whats been realy disappointing is the way they have compromised on the quality of doors and fittings – basically all the things they are having to pay for now. So I would worry about their committment to finishing new projects.

    Rajat: Thanks for your reply. They talk big, but in reality they are also like other low quality and low profile promoters. Did you ask when they will complete the SAIBRINDAVAN Project? Right now they have SAIBrindavan, Sai Sujeet, SaiSurya, Neel Kamal projects in hand to construct. Do they really mean what they tell to the buyers? This shall be noted by the Buyers/customers of RealValue Promoters. They keep on promoting the projects without thinking how to complete and provide quality flats to the buyers.

    HI, this is pranay. I bought flat in realvalue the lords MRC nagar. Realvalue is really value. I bought for rs. 3500/- per sft now the ongoing price more than 15000/-rs per sft because of quality and the name , even though there is lot of appreciation in material and construction cost our builder not charged any escalation from us. I am happy be a part of lords and realvalue.

    Real value. my brother has bought property from them. They are good peoples,Ofcourse there is some delay, they are putting there sincere efforts to complete this project. We can rely on this builders. They are very quality concious. i dont think they are sacrificiying on quality.

    Siva,
    you are happy with lords project and realvalue as you had bought at that time. but currently they are way behind schedule as pointed out by others. Like any other builders they are also just greedy to get money from people on launching a project and delay it for ever with poor customer service. we cannot compare old projects with current one.

    Sivaramakrishnan (Pranay), please don’t try to fool others. Even in T.Nagar and Nungampakkam the flats are not costing Rs15000/ per sqft. Howcome MRC nagar is costing Rs15000 per sqft? Where are you living? Do you know the selling price of flats in Chennai? Do not lead others to wrong direction.

    I live in MRC Nagar too. Rs.15K per sq feet is not quite right but yes, the rates in this area are close to Rs.10K.

    However, that’s because of the location (two five star hotels coming up, apartments have sea view, etc.) and not because of any particular builder’s reputation.

    Hi,
    Today i visited the property fair and one of the sales guy there at Neel kamal store told us that all the houses were booked already and he has only 8th floor available.

    Selling rate is around 2600psqft(approx) and completion date will be 2011.

    I found similar apartments with almost the same price has less bookings but this guy claimed as though there is no tomorrow for us…

    Overall i think he was a bit cocky.

    Is that a marketing strategy or has they really sold out all the flats in Neel kamal?

    Its just marketing startegy.. normally they sell only 40-50% at the launch price then artificially create demand to sell remaining at higher price..

    Mr. Suresh thanks for your comment. Are you really know the area MRC. Nagar. T. Nagar and Nugumbakkam a clear commercial area, do you get any view of sea or adyar river in this area. If you are not aware of MRC Nagar and Project Lords dont comment. Pls visit Our project lords and then comment.

    Hi,
    I had booked a flat in sai surya over a year ago and it looks like they are no where near completion.. when I asked when they were going to finish, they told me that they would hand it over by august ’09 but the construction is almost at standstill and there is no sign of progress. They were supposed to hand it over in Jan ’09 but this seems to be going on forever. I have lost all hopes that they will complete it this year.. I am considering canceling it since I have not registered it yet.. Is there anyone on this forum who has booked an apt. in sai surya?

    Dear Harish,

    Real value i know for the past 10 years. They have delivered good values to customers in the past. They have done so many quality buildings in velachery and pallikarnai. Now the construction slow down happening everywhere in chennai because of economy. I hope they will complete the project with quality.

    I bought a flat in realvalue in 2003. They have completed with good quality and ambience that why our project dictates premium now. According to my knowledge they are good and resonable peoples in this construction industry.
