Rajparis Harmony -Medavakkam. Rates starting 3100

It has been long since i wrote about some upcoming project. This one, i got it thro one of our readers and i was impressed with their model flat. I particularly like the sorroundings of Rajparis Harmony. Even though the builder is quoting prices around 3400 including wood work, there is scope for negotiations.

The builder is coming down upto 3100 per sq ft and if negotiated well can go down by a Rs 100. Does any one have any idea on the prospectus of the location, any drawbacks with the builder. The amenities looks decent with most of the essentials including Lift, Power back up etc.

    Thanks for the update. When I spoke to them last time , they came down to Rs. 2900 and said that is final.

    2000 / sqft might not be realistic in 2 months but definitely things will slow down further.. i foresee 10- 15% drop in that time frame

    Any update on block 10?They said this block wld have only 2 floors.When I visited the construction site almost 2 months back I found only ground work going in this block

    I guess folks are just throwing out numbers without verifying. I bet none of these folks would have actually bought at Rajparis. I have bought an apt in Block 2 and as far as I know the lowest price they sell is Rs 3250/-. If anyone else has authentic info, please share.

    The specutulators (who never buy) always play according to the tide. When the mkt is good they talk up the price and when it is bad they beat the price down.

    Yes The prices have not come down I own a Duplex house and it costed 50 lakhs next to Rajparis

    Its not speculation. see the new article honda city for 75 lac property thats 10% of its value. This is the begining.. these kind of incentives started in bangalore and bombay RE a year or so back and eventually it dropped its price by 10-15%
    with IT job market expected to keep low.. it will translate or resonate into other markets.. lets wait and watch

    Agreed Senthil, prices will drop for future projects. I was just just referring to the fact that a flat at Raj Paris cannot be bought for less than Rs 3250/- and speculators just throw a number, saying they negotiated 2800 etc. If any one has bought at Raj Paris by pating less than 3000, please let us know the block no and specific details.

    Please do not misguide genuine buyers and make the folks who alreday own apts feel bad!

    I never said i bought , i was commenting on people who where talking about 2000 per sq ft which i don’t see happening but people might or might not disclose @ what price they bought but atlast marketing guys are coming forword for negotiation from the listed price .this is true for any builder in chennai as of today

    You might not have said that you bought, but others have mentioned that they have blocked/negotiated till 2800-2900. It would be better for people who booked at higher rates to know whether this is authentic, so that they can take it up with the builders.

    So it would be great if anyone who booked @ < 3000 to authenticate their claims. Otherwise it is simply unbelievable.

    For people who have bought, including myself(dec 2006@3100), this is clearly not sunny news….claims of negotiations without substantive evidence thrown at a forum such as this is , does not help anybody…………
    People come to these forums for help and information, not speculative theories about where the market and economy are headed………for that, they have other news sources.

    Raj , it might not help you but it might help people who are yet decide on buying whats going around. 3100 might be a good price . I see in forums 3200 with free car park/ mudular kitchen too.. the point is its better to wait and watch. these forums are flooded by post from unethical sales/marketing Real estate people boasting of things that are far from actual ground reality.. its testing time for builders too.. so builders with cash shortage might sell completed ones at discount to close and move out.. so nothing is speculation here its ground reality that people are talking. its better to wait and watch before stepping in. 3100 is not bad price but there are people who bought for 3600 or so what they will think on your post. nothing to authenticate here . i said i have not bought.

    In this market condition (Banking & IT uncertainity). I dont think any one in Chennai will buy a flat for 3100 p/sqft @ Medavakam. If the builder is not reducing the price then It will impossible to sell a flat in next 6 months.In turn the builder is going to delay the completion.

    Please do not post in this forum forum if you do not own a Rajparis flat or intent to buy one.

    It is very obvious from your note that you have no clue about this project. Rajparis is a reouted builder and is close to completion with very few flats available for final sale.

    As Deepa said, if anyone hwo has actually bought by paying anything less than 3000, please assist with your input, else kindly post your valuabl (!) comments in other forums. Sorry to be blunt, I hope folks understand that buying realestate is serious stuff and this is not a forum to give your “gyan”!!!

    Ravi, if you want to discuss among who have bought already create a seperate yahoo group and talk to among your self. this is a public forum and everyone has right to say what they feel. this is not soecific to guys who bought it. do you know how many real estate agent bogusly posting here inflating prices in these forums. also you cannot ask any one to shut. its his opinion if you don’t like it post your displessure.

  20. I disapproved the message which said the price has reduced to 2800. The reason being, no vital info on the same.

    I tried checking with raj paris and i am yet to get a reply. Guys pl be sensible while posting price sensitive information.

    Well i am not connected with this project. Nor i have invested here. If i get to see a correct price, i would be happy to update the same.

    I agree with sunder and senthil this is a public forum.people have rights to post thier own views.

    I heard that following builders are ready to offer lower prices than rajparis with lots of amenities

    1)India bulls @ medavakkan offer for Rs.2500 – Rs.2700/sqft with lots of amentities like GYM, Swimming pool, 1lak sqft club membership, supermarket, Healthcare, International architect moreover better location than Rajparis.
    2) Opaline the great real estate builders are ready to give flats for 17lak onwards that too on the main OMR with lots of amentities compare to Rajparis.They reduced price from Rs.3411 to Rs. 2500 with flexible agreement.
    3) DLF great giant in realestate giving Rs.2500/sqft near Sathyabama enggneering college. Area is around 55acres with 2000 apartments.

    If Rajparis can match with opaline then its a good deal else wait for 2 mths.

    I could understand the emotional outburst from people, who own these apartments, asking for proof of any rate that is lesser than what they have booked. Two simple reasons: 1. they think they have overpaid if some one quotes lesser amount. 2. Don’t want their home value to be reduced. It is understandable.

    But they have to put everything in perspective than being so cocky and bullying other.

    In the bull market, assume they would have bought for 3000/sq ft initially. It the rates get increased because of speculation, if some one says he/she paid 3500, will they ask for a proof?
    They will be happy thinking they made a right decision. Will any of these owners talk against any speculators in bull market?

    I bought an apartment year ago in high rate and I am not complaining about people who are getting the same for lesser money. I am kind of happy considering housing can/should be afforded by all. It is all part of Economical Cycle and few things can’t be controlled in the way we expect.

    Good one senthil. While I respect the point of view of folks who post here, I’m (and you will agree) averse to posts which just throw a number out there without verying the same.

    Let’s have a healthy discussion which help genuine buyers make an educated decision.

    I agree with senthil . here so many RE agents posting. This forum is for every one. there are people in this forum who bought it 20-30% higher than current prices which these RE agent cheaters don’t agree yet. time will tell but Opaline for
    Rs 2500/sq ft is better deal if at all that is true.
    DLF i heard is having troubles through out india with contract cancellation all time high. I read an article which said that
    agents along with buyers where agitating at DLF office to get back their deposits after the projects that they signed is yet to start after more than a year of launch.

    I’m not spreading any rumor. I did speak to JaiKumar at RajParis and he agreed for Rs. 2900 / sqft. I almost blocked a flat but backed out at the last time, I decided to wait and watch for couple of more months.

    Thanks for the update RK.Whether any one checked the Rajparis site during the recent heavy rainfall. It is beautiful to have 2 lakes surrounding the apartment complex but it made me to think what will happen if it overflows. I assume the water will drain thru the main road since the site is located atleast 15 feet above the Vel -tambaram road.

    Is anyone aware that the proposed site for Tennis courts and Children’s play area (near the model house) will no more belong to Rajparis Harmoney. It has been given to municipality for public use. It was shown in the plan before when we bought the flat. They have removed the front elevation as well. Please post if any one who visited the site recently and aware of the happennings.

    Visited the site yesterday, still the approach road is very bad. Also, I think they are going to hand over the first 4 blocks in 3 months but not sure about the rest of the blocks.If any one had bought a flat recently please update the latest completion status of this project as well as the Rate/SQFT. This week most of the newspapers had mentioned that there is 30% price drop in OMR area.

    They were quoting Rs3200 per sq ft. Location is great given the access to OMR,ECR on one side and the airport on the other ….Proximity to Guindy is also a plus.

    Went to the site over the weekend. Watchman said someone has already moved into Block 3. I could not meet them as he said they were not there at that time as they had gone out. Any idea guys (who have purchased) when they plan the handover of the 1st 2-3 blocks. Unlike many sites in the area that I visited over the weekend Rajparis seems to be one where a lot of work is happening. Rest of the sites I didn’t even find many workers…It seems these guys are really serious to begin the handover process by at least March end for those who are willing to start living with just some basic amenities

    Reality Mastero DLF has reduced the price from 3200 to 2590 in OMR. This is welcoming change in reality sector. Got feeler that the price will come down to 2100/2200 in weeks’ time. Though the price reduced, there is not takers as of today.

    In Bangalore, DLF has passed 35% discount for their existing as well as new entrants.

    No one sell at loss ………worst cum worst they may sell at break even point (Cost 2 Cost)……

    Just imagine……….how these people are having huge margin of profit and riding end user’s back.

    Just enclosed for general awareness!!!!!!!!!!!!!

    Don’t be hurry!!!!!!!!! It rquires heavy correction in price……..

    Till such time wait & watch………..You will get Dream home at realistic price.

    Its a reality check thats happening.. correction to continue till inventories are reduced and bank get back the money from builder.. currently banks are forcing companies to sell flats at pay back the dues.. till thats going to continue. the downward trend is there to stay

    real estate is like stock market. people who have purchased a flat @ a higher price when the market was overinflated have no right to complain about those who are getting it cheaper now when the real estate is not doing well at all.

    If anyone one has to complain then it is the builder not the customer.

    I paid Rs3200/sqft last November. But I am not tearing my hair . Economics is a great leveller. Once the buildings are done and the surroundings spruced up the prices will even out. If anyone has paid Rs3500 and above at any time then you can grieve (in private) -but do not disturb the HARMONY!

    the quality of rajparis construction is second to none.

    DLF and indiabulls etc are yet to lay a brick. they exist on paper. if you want to move there -fine-GUD LUCK. stop talking about it here. this site is meant to discuss rajparis and rajparis alone.

    Yes, you are right noname but how will know that you are investing in a right project. Only if you compare with other builders /customers then only you will know. Yesterday, I saw the article about DLF in Property plus and i am very impressed with their professionalism. They not only reduced the price /sqft for new customers but for existing customers the price is even better.

    For ex new customer rate : 2650 but who ever bought last year for them they have revised and reduced the cost to 2500.

    Every one will be happy.But it is not the case with Rajparis.

    Whom ever bought a apartment in harmony last year is a losser.

    Well… this posting is not only viisted by those who wanna consider only Rajparis… I for one, has booked in DLF in their soft launch but later didnt honour the cheque. Am still on lookout. And pls understand that those who has not decided, every builder will look like an angel or devil (as per individual taste) till he has sold himself to invest in one among the lot. Crtial posts encourages and brings about perceived negativities from fellow boarders. And positive posts encourages people (mostly alreay buyers) post positives abt the project. Please dont post saying that this post is only for x or y or z. It is inevitable for people like us to compare. Thanks for the understanding.

    And pls do not under estimate DLF or IB for that matter. Today, DLF may not have papers ready but go to Delhi Or NCR and try bad mouthing DLF. for that matter, try belittling Hiranandhani in Mumbai. What was Powai before Hiranadhani decises to build township?
    these players can be compared to global payers and have earned satisfaction of many families when the economy supported them.

    Those who have bought apartments last year HAVE A BIG REASON TO BE HAPPY !! Yes.. We had the advantage of booking apartments that we like the most that had i.e. good view, ventilation, and with naturally light of course, we had choices to make last year and I am sure we have booked the best. Its the place where we are going to wake up every day to see and feel Harmony, so customers of last year will really find the meaning of Harmony. As you can notice the blog, customers of this year are losing their Harmony by wasting their time with comparison and trying to disturb others Harmony.
