Purva Windermere- pallikarnai Pre Launch offer Rs 2790

Just got some info on this new project of Purva called Windermere in pallikarnai. Priced at Rs 2790 per sq ft with no indication of how much floor size and other charges. Please look at the mail from their marketing person.

    Lets fix up a time and date and meet up at Purva office in Alwarpet. Lets get together and talk to the General Manager Mr.Vinod Nair and get some good deal.

    How about November 8th (next Saturday) 10 am at Puravankara office Alwarpet? So that we have time to plan and also inform others. Members of the yahoo group, google group and orkut community for Purva Windermere kindly post messages there and inform people about the time and date.

    People who are OK with the time and date kindly post your replies. We can also inform Purva office next week and ensure that Mr.Vinod Nair is there when we go there.

This discussion forum is very helpful to me, and I can see where I’m standing on my booking @Windermere . Thanks alot again your valuable discussions. Please keep update here on the progress, if anything. Also I would like to know what is going to happen on 8th Nov,and the outcome as well. Hope everything will be alright in the end. “We booked the apartment not for cancel” and they sell that as their business. The smooth transaction is always good to hear and speak. Lets see.

    As of now Mr.Nabakishore, Mr.Subramanian and myself have confirmed to meet at Purva office, Alwarpet tomorrow at 10am.

    We need more numbers if we want to make it an effective meeting with Purva people. Or else it will become like any other individual meeting with Purva sales guys.

    Even people who will not be able to come tomorrow can contribute by suggesting things to bargain for or questions for which they want answers from Purva.

    We four (Shankara, Senthil, Subramaninan & I) had planned to visit Purvankara office and meet Mr. Vinod Nair (GM) last Saturday but due to unavilability of him, it could not make out, but I have spoken with Mr. Ravikant (Manager-sales) over telephone about the Purva Winderemere status. He told me that the revised floor will be stilt+7, and they have only submitted basic plan to CMDA (detailed plan is not yet ready). When asked about the launch of the project, he was not much sure about it. It seems that it may take another minimum 6 months time to launch this project which I realised during the converasation with him.
    My view is whoever booked in Windermere project should unite at earliest and have a group talk with the Purva managements. We are planning to meet Mr. Vinod Nair next saturday, if anybody is interested to join, then please forward their contact no. & email to me at nabakishores@yahoo.com so that we can have joint discussion to plan the next course of action.

    With just 3-4 of us ready to come, we didn’t think it would be worth it to make a visit to Purvankara office and hear the same stuff we have been hearing all year along. It would have been no different.

    If at least 8-10 people are interested to meet the GM of Purva Chennai, we can plan for a visit next Saturday, Nov 15 at 10:30am.

    I hope people allocate some time for this. It is going to benefit you AND other buyers like you if we go together and talk together. Kindly don’t wait for the ‘others’ to go and meet the Purva guys and make an update here.

    There is an information on Winderemere project, I have spoken with Mr. Vinod Nair last Friday. He clearly told me that this project does not seem to be launched in 6 months, even after that if the real estate market is not improved Purva Mgmt. may further delay the launch of the project, he adivised me to forward an email with members detail and our points so that he can forward to Purva higher mgmt. We have now 7 people including me have decided to forward an email to Mr. Vinod Nair to negotiate some compensation if we adhere to this project. At the moment, we are thinking to mention about Club membership fee waive off & no restriction flat preferences e.g, Garden view or floor rise. Please let me know other members opinion as well, if we negotiate with big group then there can be some +ve result.

    Also, recently I came across few other projects where ready to occupy flats are also available, these are in Perungudi & Thoraipakkam area in the range of 3900 to 4000 per sq ft. They are also willing to offer in good price if we have good no. of buyers. Please share other readers view on the above agendas.

  16. yesterday only I sent the cancellation form to purva office.They said it will take 2 weeks to get the deposit amount.I also heard that it will take 6 more months to get the approval.so I decided to withdraw.May be after 6 months as luck would have it I will get the purva apt.

    Today, another Purva Windermere member contacted me and given me some more information about this project. He told me that there is High Tension line passing above this project. Does anybody aware about this, though I am not sure.

    great! it was CMDA plan approval till last week. now they are singing a differnt tune ie; real estate scenario. over and above they aren’t sure if the entire thing is going to take off.

    Mr. Nabakishore the crux of the matter is what compensation are they going to dole out if the project is not launched in 6 months!!! the answer is flat 10% interest on our deposit. if it is indeed going to be launched in 6 months we can then negotiate whatever you have stated plus other bits and pieces.

    Hi Noname whoever :) I & Shankara Anand repeatedly requesting people to contribute on this move to Purva Mgmt. Writing to this blog will not going to help to get the deal. Next action will be either please contact Shankara Anand or me to make this plan success by contributing your views. We are going to draft an email, all the buyers name will be in the CC, and booking details to make the authencity of the demand.
    My plan is to unite ourselve whether to make the deal with Purva mgmt, or other projects. If Purva mgmt. is not giving any compensation then I may withdraw, I have got now only 7 people`s contact, we need more people to make it happen, and this is not wise to share everything in this blog, if u r interested to join in this negotiation please contact us by phone or email.

    Guys, i have been following the blog quite closely. let me give you my inputs.
    Firstly, the economy from the liquidity perspective is terribly bad. companies are bleeding. money has become a scarce commodity. real estate companies are the worst hit. banks are reluctant to lend working capital to real estate companies since demand is falling significantly and price corrections have started to happen. Interest rates have peaked.
    So, if banks dont lend to (say) puravankara, how do they get the money to run the business. They have to sell their inventory of unsold homes to fund their working capital. so, now you know why purva swan lake is being offered in lieu of windermere. They might also reduce the price of swan lake coz they just cant afford to keep inventory of unsold homes.
    I do not foresee the launch of windermere in the near future since i feel the unsold inventory is quite a bit for puruvankara across projects.

    Dear Ramesh, I think its a wise decision to cancel but unwise to expect the money in two weeks. With liquidity crunch, be prepared to wait for some more time. I will be surprised if you get ur money in two weeks(unless the purva guys reading it make it happen) Helloooooo, is there anyone who hasn’t got the money in two weeks?

    Another friend had written about getting interest for the money paid. Are you on earth? what is the compulsion for the company to pay interest. You were greedy and hence you allowed him to bank the cheque even before cmda approval came(knowing very well about the uncertainity). In contract act , the doctine of caveat emptor comes into play and will be difficult to defend your case. There is no willful fraud by purva. google if you want to know more abt the doctrine.

    The above are purely my opinion and judgements and not to offend any concerned party.
    Let me know if you want to know more of my inputs.

    Thanks for the enlightenment. There is also something in judiciary called the principle of natural justice. We are talking of mutual trust. we trusted and in goodfaith going by the builders booked a flat. from what you say any one in this world can pose as purva or any builder and collect money and not deliver? ok itmay not be wilful fraud but the onus of responsibility does fall on the builder . going by what u say the builder need not even compensate.

    There are still people like us with Windermere. A group of us spoke with Mr.Vinod Nair, GM, Purva Chennai, about a month back. There is no status update.

    They have submitted it for approval. They confirmed that it is going to be 7 floors. The complete plan is changing. There is going to be a 40 feet public road in the middle of the project connecting the pallikaranai end to the kovilambakkam end.

    Yes, me too still stick with Puravankara Windermere. I’m damn sure Chennai will be a very high class city within 5 years time with all adavantages its already own, and specifically the South Chennai and particulary the OMR belt-Velacheri. So thats why I decided on Windermere Pallikarani and sticky on that. At the moment I’m not sleeping on the road side, so I can wait for a proper reason and a proper mutual benefit by the delay carried out by puravankara.

    Poorva windermere even if it comes, it will take five years to complete. By the time, the money you gave to the promoters will fetch the promoters good amount of profit. Government shall intervene in such cases and limit the promoters in getting money from the purchasers before Approval. Infact government should stop advertisement and booking before issuing approval.

    did not expect this kind of behaviour from purva. looks like another “satyam” in the making. the promoters have really taken public for a ride. if they were decent people they would have said in clear terms that they are not going to launch. and returned the money. they are waiting for us to cancel and bloody hell it seems they are taking their own sweet time in returning the money. who the hell they think they are fooling? they are having problems on all fronts but blaming the cmda everytime. We aggrieved party should educate the public from dealing with purvankara people in future.

    Have you heard about DLF reducing the Prices for the DLF Garden City in OMR to Rs 2500 for those who originally booked at 2,800 and Rs 2,600 for others .Also they are giving Interest compnesatin to those who booked last year . Hope Purva buyers can put pressure and get the same done for Windermere project !

    We had booked an apartment in Swanlake 6 months back. For the past 2 months, HDFc with whom we have tied up for loan is disbursing only 80% of the amount saying that the progress is not as expected. We are staying in Bangalore and we are not quite sure what is actually happening there. (Do you ppl have any idea??)
    When we spoke to the Purvankara after sales Mr. Vaithyanathan and Mr. Vinod(GM), they assured that it was only for the past 2 months and the same is happening to all the flats in OMR and then everything would be alright in the next 2 months. ( I am not sure though)

    Now with the recent developments of DLF slashing the prices, and Mantri also offereing flats for 28/- including modular kitchen, we were planning to ask if Purva Swanlake could also do the same for us. But we thought it would be good if we make up a good number. From this forum I came to know that you (Windermere customers) were asked to shift to Swanlake if you prefer. Now if there is a large number of us( for swanlake), then may be we can approach Purvanakara together and bargain for a best price for all of us.
