PSSrijan starts excavation work for velachery flats -Rs 5500 negotiable

I just happened to see that PSSrijan has tied up with Hanureddyrealty for marketing their Velachery apartments. Spoke to HRR guys and it seems they are quoting a rate of Rs 5500 psf negotiable. How far it is negotiable is not known.

    there is some width restrictions in chennai based on which FSI is applied. if you have a land which is in front of a 100+ ft road, FSI is higher. say 2.5. FSI for normal building is 1.5

    FSI of 1.5 means if you have a land of 2400 sq ft, you can build 1.5 times of that ie. upto 3600 sqft of built up area. A builder cannot build more than that.

    2.5 means 2400 * 2.5 which usually results in higher built up area and more FSI.

    most cities in US have a FSI of 10, meaning in 1 sq ft of land they can have 10 sqft of built up area. thats why u see many high rises in NY, chicago,LA etc.

    The same is explained in the above article. One good example of FSI usage is velachery bye pass road. you can see Sai Sarovar, KG towees, SIS meridian, sakthi , KG beliare everything are high rises. this is possible because the road in front of the building are wider roads hence higher FSI is possible there.
