| The much awaited project in Chennai is finally here. DLF has finally come out with information of its new project, The Garden city in semmancheri in Chennai. Agressively priced starting around 35 lakhs for a 1200 sq ft, it is bound to hit the already dull IT corridor market. |
A total of 3500 apartments, Padma Sheshadari school, Fortis mini hospital , mall etc is planned and this is what i call perfect time to invest. Is it worth it, a big YES from my side. With neighbouring projects priced at 3500+, the worst hit would he Hiranandani Upscale, Adora who are priced very very high for almost same features. Need to see how well is Hiranandani competes against DLF.

I too had the same doubt what X had. I am being following your comments all the while and every one had the impression that you did not book DLF. but today you had said you are going to cancel the bookings.
Not sure if a person as critic as you book first and then cancel. can you please show evidence of your DLF booking and then we believe you did cancel for real.
I strongly doubt you represent some builders.
Spoke to DLF and not the agents. Got the first hand information. So everything here is trust worthy.
DLF had confirmed that they will be scheduling the appointments with all those folks who had booked for the apartments. They will work on the documentation with each and every one booked.
Also heard that they have very apartments left to be filled. And that too they are only 2 bed rooms. All the 3 bed room apartments are booked. Currently it is priced at Rs. 3200 per sq.ft. This doesn’t include other charges for the floor raise.
Also DLF is planning to take it to Rs. 3400 by next week or two. There is every chance it can go to Rs. 3600 before the booking completes.
I hear Bangalore (South ) real estate is going through correction, but Chennai (South) still not showing any signs in spite of slow job market and US recession talks.
Though I am concerned about overall slowdown in the job market, I feel Rs. 3200 per sq. ft in one of the premier apartment complex from the leading real estate promoter in India is an attractive option.
Just my 2 cents.
I strongly believe Mr Rajan, the stock market has plundged and there could be a tight financial over the next 1 year bringing down the property prices. Check bangalore white feild, with over 5000 poperties laying vacant, no buyers, infact a year ago a builder was demanding 3400 a square feet is now ready to give at 2300 – 2500 a square feet. You are partially right. I am not against DLF . I am against their Chennai Project Location. I am the graet admirer of Mr.K.P.Singh.Thanks to him,my father booked a land in 1950 in south extension in new delhi for Rs 12000 which after construction thereon in 1961 fetched me more than 1 crore in 1995. Out of this 1 crore i nvested 45 lakhs in a property in Adyar in 1995 whose value is more than 3.5 crores yes a millionaire not in Rs but a millionaire in USDollars.I have seen the DLF Projects in Gurgaon which is just fabulous.Living in DLF Gurgaon is comparable to the best in any metro city in India. so when DLF announced in NDTV in AUgust 2007 taht they are declaring a War on prices and are going to offer @ 2700 for apartments on OMR ROAD , I was thrilled. I was constantly in touch with their office in chennai and also in Delhi.keenly awaiting their official launch months passed , there was no announcement. then through some contacts , i aws able to secure a proper contact and just withthe brand name DLF I booked a flat without even seeing the location.after the booking. i was keen to see the location and when i went there my experiences were what i have written earlier , no need to repeat. all my dream of owning a DLF apartment was shattered . sorry to say that even today after more tahn 2 months of the bookings you cant find a single board (sign board) on awy to the site.DLF biggest real estate company and not infrming the public (proposed investors) the location map !!!. Also against the original announcement on NDTV for 2700 per sq ft charging 3000per sq foot for a water submerged surroundings and 3 kms inside a through a narrow road.NO doubt that once completed the area insite the gate will be okay. COme out of it you can see the vast stretches of water all around for miles and all through the year.What I am saying is that it is better to pay even 4000 per sq ft for an apartment complex on the main omr road where alone there will be action , faster price appreciation, better rental values. I am sorry tosay that DLF has chosen a wrong site .I have a booking for a 3 br with 3 toilets with servqnts quarter . i am going to cancel the booking.i am planning to go for Olympia/ OURANBAY where prices are 15-20 % less and are on the main OMR Roadand the benefits of Godd sea face apartments . You are going to invest about 70 – 80 lakhs . Not a small amount .also my advice to all middle class families . it is going to be an Expensive living in all these gated community Projects (DLF/Hiranandani/TVH/Olympia or any other). you have a luxurios life but we have to pay for all these ). I dont understand what problem you have with Mr Rajan, he is only providing his view, infact i got a call from him about selling his 3 bHk flat. Only problem was that it was 1650+ sqr feet and i was interested in 3BHK + 2 Toilet which is 1400 sqft. I’m only an investor. I do agree at certain point with him. I too agree Olympia is a better project. Infact if 5+ investor join togther we could negociate the price with them. As an investor in DLF project i presume i could sell over 3400 in a year. If such price is reached then Olympia would work out at 3800+. But incase if real estate market price plunge then DLF would fetch atleast 2600 to 2800 and then Olympia would be 2700-2900 max. So my loss on DLF would not be much less compare to olympia. Staying at DLF is NO-NO-NO. you need to cross the fisherman colony. It would be like crossing DARAVI (Mumbai).

As DLF is Preparing to shoot out letters to the Prospective Investors for the Confirmation of The Booking and asking them to arrange funds in their Bank accounts before presentation of the Cheques, I find that there are people already wanting to make some money by selling their partments which are Blocked .I believe that they are too greedy. The Number of People wanting to sell their bookings will go up as the D day for payment approaches. People will remember that in 70′s One could make a cool Rs 1000 to Rs 2000 Against a Booking( Rs 250) of BAJAJ SCOOTERS when they get the allotment letter after 3/4 years. Then people atleast paid Rs 250 . here the applicants have only given a Cheque (most of them even without sufficient balance) in the Hope that they could make Rs 100 to Rs 200 per sq ft within 2 months on ZERO Investment.Please dont be greedy. DLF is a Large Project of nearly 2800 apartmets .Bookings are still open as per the company information even though more than 2 months have passed since the start of the so called SOFT LAUNCH and the DLF representatives informed that all the bookings will close in less than a week(This Was In 3rd week of january 2008).So I dont expect any one to make money even Rs 10 per sq foot at this stage.In fact there are agents who offer Free AC for one room if booked through them.IF any one wants to make money, it will be possible when all the Apartments are Booked( not with Cheques) , BUt after the cheques are enacashed By DLF. This being a huge Project of more than 2800 flats will take 12 months minimum.one can expect Rs 10 – 15 rs per sq foot after a year ,but then calculate the interest on your INvestment.Remember that you can get a premium on such Projects where the apartments number less than 100 , they get booked and you can get Premium. certainly not in this Huge Project

Let me say a few words about DLF. This is no. one real estate company in the country, has muscle power, money power and political power.
Price to be charged for a flat or any product is a matter of demand and supply situation. So why to crib about high prices being charged by the real estate developers.
Yes it is true that this segment, in absence of a strong regulatory framework runs on speculation, whims and fancies of the powerful including the financial institutions..quite unfortunate.
DLF will not entertain any changes in specifications in the design of the house. If they start entertaining changes like color, size location of doors, windows, lofts etc…….that would be an engineer’s and cost controller’s nightmare…imagine the quantum of rework involved for thousands of flats if such requests are to be entertained…and imagine the time and cost overruns…and frustration of angry buyers about project not getting completed on time…!!
So one will end up accepting the design as envisaged/considered by DLF. Architect for this project is world fame…Hafeez Contractor….(Google him out to find more about him.)..Quality of work will be impeccable. Visit Gurgaon to see for yourself…That village has been transformed into a mega City…because of DLF.
Someone said that Hiranadani is constructing Upscale project on a graveyards. How does it matter ?. Life started on this plane millions of years ago…considering the number of creatures that have roamed this planet, died on this plant and got buried….every square inch of this plant in fact holds the mortal remains of one creature or the other.
I liked interacting with DLF guys..atleast they were very clear in telling me that certain approvals are still pending and once thru, they will start calling the buyers in batches.
Compare this with another local builder of ‘repute’ which is setting up a project on OMR…”we are the most transparent company in Chennai but I will not show you the plan until and unless you pay advance upfront’..I showed him my forefinger…
Some body had to bring the prices down…DLF has done that like Dheerubhai did in mobile telephony. We need such players in every segment.

Yes,Olympia is on the main road and its a good project. I would opt for Olympia if given a choice because of the location . Recently they had a very big launch party. You should go and have a look at their Guidy park. Its simply fantastic. ICICI had also arranged for a property safari on Sunday which gave us a clear picture. You can personally go and check it out for yourself. Good luck !

Olympia site is better located. But their basic price of Rs3411 is higher in todays market situation. L&T has priced at Rs3600. In my opinion if both are priced closer to Rs3000 per sqft maybe i would be interested.

Some More Projects are also coming up like Harmony in Medavakkam, they are charging Rs.3400, 1230 – 1500 SQ.Ft flats are there with 2&3BHK. a good package and Project also completed 60%, thats a big advantage for new investors. we can cut some Pre EMIs and Rentals.
Serious buyers should definitely look into this. The builders are in this field for 28 Years, near by IT corrridar, OMR is also reachable…

YOU have mentioned that DLF has recd all approvals for their Project vide your Posting on 17th march 2008. I have today talked to DLF Chennai, I am informed that no approval is received so far.Also there are some who have written having received a letterfrom DLF regarding allotments. I have not received any letter and DLF also confirm that they have not sent any such letter. I am also told that DLF will send any such letter only after the necessary approvals are received. It is not clear Becos dLf at the time of Booking in Mid january 2008 informed me that they will close the booking within a week and taht cheque for Rs 5 lakhs will be encashed by end of january 2008.Nothing seems to be happening. Meanwhile I find more readers preferring other Projects like OLYMPIA , OURANBAY etc.Will some one tell me whether it is worth continuing with DLF or Cancel and go for other SEA FACE Projects.

I have blocked the appartment through Allcheckdeals.com( a 99acre.com company). They have sent me this email. They have promised that DLF shall start banking the cheques by 22/03/2008. As of now there has not been any progress on this front. Now, I fail to understand this mess!
Only after the acceptance of the allotment letter the cheques will be deposited, I SUPPOSE!!. One more intersting aspect about Olymipa, the registration on the owner’s name is done on the UDS (land cost alone) which is going to happen immeditely (within 30 days) of allotment , whereas in DLF is on the total cost price of the flat after the payment of the final instalment.

In my opinion between the two projects i.e. Olympia and DLF would prefer Olympia as they have received the approval and plans are to start work immediately. Whereas in DLF there is still uncertainity as to when the work is likely to start. Since it has not taken any shape the project is likely to get delayed. Many do not also the like location where DLF project is likely to come up. Whereas I would give full marks for the location Olympia has chosen. Please dont look at the cost alone . The surroundings also matter.

You can visit SERENE ACRES at Thoraipakkam which is not very far off from Tidal park. I think you should try and check it out yourself of the upcoming projects at OMR . We can only give you ideas.

I know the residents of thoraipakkam filed and protested in 2000.it has 8 years and dumping has not stopped.
the worst happened when the dump yard was allowed to dump garbage collected by 4 other municipalities last month. I atleast lost all hope.
DO check my article on how the water has being degraded. I would atleast wish my child to breath decent air. i can not imagine my child growing up a polluted air enviroment.
When it will happen. I have being hearing for almost 3 years and it has stopped. when ever i pass from velachery to thoraipakkam , i have tough time passing thro that area.
And do you think the prices are great there. No.. every guy selling his apartment is quoting around 4k. I would say DLF, or TVH is good buy,
Best buy in that area is doshi utopia or other perungudi projects or arihant escapade. again i wud urge to ignore projects of TVh,serene, ramaniyam, harmony there.

Siva in his posting mentions that DLF Registration is on the full cost of the apartment while in Olympia and most other NEw Projects Registration is always on the UDS only. This is another serios flaw and a very big disadvantage in Booking a DLF Apartment.I also find that there are quite a few sellers of their Bookings with DLF , Unfortunately there is no buyers for even a single apartment. It is interesting to note That Ramamurti Thyagarajan has offered his apartment IN DLF Booked @ 3000 per sq ft at a premium of RS 100 per sq foot. There was no taker at all even though DLF is currently quoting Rs 3200 per sq ft. Mr.Thyagarjan in his recent postings has brought down the offer to Just Rs 50000 ie A premium of less tah Rs 30per sq foot.Hard Luck he has no buyers @ Rs 3030 per sq feet aganst the Current DLF offer Price of Rs 3200.I have been reiterating consistently about the poor Location of the DLF Project and this has possibly resulted in fewer people going in for DLF Project. Also The Real Estate Giant Like DLF unable to get approval for their largest ever (3500 flats) even 3 months after their so called SOFT launch is perplexing.I wonder what will happen to DLF when they ask investors to pay up Rs 5 lakhs. I believe the response is very very Negative . I also see thaat even other smaller Projects (700 + flats) on a even much better location are not fully booked. My information is that both TVH and OLympia have still about 150 flats to be sold.I feel that the Real Estate Prices may fall about 10 – 15 % from current levels , but any apartments of a Good Real estate Company on PRime Location like On the OMR Road , can appreciate by about 25 % but on Completion of the Project .So It is for the Investors to be watchful of the market and make investment decisions at the right time.
I see a point in what Thayagarajan has stated regarding DLF PRoject. The Delay By DLF is not understandable.I also agree with him on the return of about @ 25 % on the Investment on any good Project ON The OMR Road. That Translates to about 8 % return per annum. This is not a big return I feel .IT is advisable to invest in such flats if one is going to live there .As an investment, i would not advise any one to make investment of the order of 60 – 8o lakhs with a return of only 8 % PA. rather one can invest in Mutual funds at current prices which would give a return of over 50 % in a 3 year period.Also a piece of advice for the investors in these properties , particularly middle class , there will be a minimum of Rs 10000 per month out go in addition to the normal expenses satying in such apartments. You pay for club membership Rs 1.5 to 2 lakhs which you may never use , becos a coffee may cost Rs 40 and a beer may cost Rs 200 and a large whisky Rs 275 per peg. I would suggest Tamil nadu Government to come up with a large gated community Projects with apartments , a good Play ground and a Good jogging Track, with a Community Hall and may be a mid sized Departmental stores.Such apartment will come at about half the Price of these Premium partments.as an example Please also note that you are paying for all Premium fittings where a wsah basin Tap may cost Rs 800 and a Plumber may charge you labour of Rs 300 to replace such fittings.f you are a middle class family,you may find your neighbour an exeecutive in an MNC with a BMW. So Please think carefully and invest in such properties.

I see that there is no taker from any one who had earlier blocked. Even the offer @ 2825 , there is no taker while the current booking rate is 3200. surely Things not going the way DLF expected . As the company presents cheques, I feel more than 50 % of the cheques will bounce back.So the Investors go in the direction the wind blows. Go to any Project on the OMR . It is possible that DLF may just abandon the Project, as they have not encashed the cheques, nor even issued acknowledgement. also there is no board at the site , no official Launch even 3 months after the so called Soft launch . DLF has certainly disappointed.
I want to buy a flat in DLF. I would like to know after completion, how much they will collect the maintenance change from each apartments every month.

I’ve booked a 1800 SQFT apt in DLF and just today went and was seeing the site. Just wanted to clarify few things here, which are disturbing.
1. I went through the Tsunami rehabilitation center. I could see DLF building a 80FT (Claimed by DLF, but it looks to me like a 60FT Wide) road leading to Thazhambur village to OMR. They are not even thinking about bringing their equipments and supplies through Tsunami rehab village and building a ring road to bring those. And they have shown me how another approach road would be built thereby avoiding entering to the Tsunami rehab buildings. If you do not want to even see these rehab buildings, you can always come via Thazhambur, which is 4.5 Km approach from OMR. Not that bad a distance to drive.
) by Jan that it will be end of March by the time they launch, so I had no doubts in my mind about the “rumors” here.
2. I was really really concerned about “slum” – The tsunami rehab SLUM comments posted in here. Come on guys, they are all pucca concrete buildings, very good tar roads. It doesn’t look like slum. Having said that, there is lots of activity going on over the road, children playing etc, which makes you feel like slum. But I believe, the approach to DLF site will not be through Tsunami village and DLF will provide them with good occupation and hence, I dont see anything wrong with that. If you have an aerial view, it is not going to look like slum, for sure (unless an earthquake shatters them all..sorry..can’t stop commenting about wrong comments here)
3. Water logging – Guys, the road separating phase 1 and phase 2 is atleast 4 feet above the ground level. Naturally, the site will get water logged when it is vacant and if it rains. And DLF is going to do landscaping and I believe the buildings will be above/equal to the road levels. Where is the concern of water logging comes here? Have you seen any vacant site before a big apartment comes over there? You go to any vacant site on a rainy season, if you dont see water logging, then consult an optician. These are silly comments. I daily travel to Mogappair guys, which is lowest possible area, and in rainy season you cant step out. I see apartments having no problems in rainy season because of their level. If so-called apartments can do this, dont you trust DLF and their engineers who must be qualified and experienced?
4. Distance – Its exactly 3.1 Kms from OMR and 3.3 Kms from TCS on OMR. It hardly took me 2.5 minutes to drive through the Tsunami rehab center to reach the OMR. I dont drive in OMR every day, and hence, I dont know exactly how much traffic is there on week days. I entered OMR at 9:55 AM on saturday and reached the site at 10:25 AM. Normal traffic, but free flowing. Except at Sholinganallur junction, where some road work is going on, and couple of other signals on the waym i was stuck nowhere. And while returning back, I started at 11:35 AM and reached Madhya Kailash by 12. Its exactly 18.1 Kms from Madhya Kailash.
4. Lack of response from DLF – Yes. This is an area of concern to me. But, I’m in touch with a sales person from DLF (Prashant) who is very professional and keeps me updated every now and then. DLF has got the approved plan in their hands as on 28-Mar-2008 morning and they have started calling their customers already. I gave my phone number for one of my friend in US, and I received a call from DLF for my friend’s booking inviting him to come and sign, when I was visiting the DLF site. (I didn’t get a call yet though!!). I was told by Prashant that the DLF’s CRM team is calling every one from today. Soon, all the people who have booked should be getting a call.
5. Reg 5L cheque – I read some comments here about that. Can anybody tell me when DLF has encashed the cheque? I’ve not seen my cheque getting encashed and i have been promised by DLF that they will not drop the cheque until I sign the agreement. And I see they abiding by that for past 2.5 months.

Having said that I too have my own problems in my mind that the approach road encircling the rehab place is not part of the agreement as it has to be between DLF and TN Gov. Now that it is not part of the agreement, what guarantee that DLF can provide that it will be built? This is the question thats in my mind now.
Apart from this, I have asked for soil test report and water test report. I’m concerned about soil test report and I want to go through that fully with an expert. Not that I dont trust DLF, but for my satisfaction that I did a thorough job.
I’ve learnt from DLF folks in the site that they see water at 2-4 meters. Thats a concern here that sand content at 2-4 meters? But I need to thoroughly check the soil test report before believing any words of DLF folks at site, who didn’t show adequate knowledge on this. (May be, they were thinking I was asking about the water table level and wanted to impress me)
More than all, I trust DLF, as I trust other big builders like Hiranandani, etc. You dont have to trust sales folks and management folks, just trust their engineering staff. Having said that, this is not out of any scientific research/data analysis, but my intuition. I ask nobody to go by my above views, but do check for yourself and let me know if you have any concerns that might bother me too so that I can also look into it.
