| The much awaited project in Chennai is finally here. DLF has finally come out with information of its new project, The Garden city in semmancheri in Chennai. Agressively priced starting around 35 lakhs for a 1200 sq ft, it is bound to hit the already dull IT corridor market. |
A total of 3500 apartments, Padma Sheshadari school, Fortis mini hospital , mall etc is planned and this is what i call perfect time to invest. Is it worth it, a big YES from my side. With neighbouring projects priced at 3500+, the worst hit would he Hiranandani Upscale, Adora who are priced very very high for almost same features. Need to see how well is Hiranandani competes against DLF.

If you plan to invest then DLF, Hiranadani, Olympia etc are great buy. But all these project are 12+KM from tidal park, after 2 year it may take almost take 1 hr to reach to adyar.
If OMR is what you need look out for something with 6-7km. If you plan to invest then try to negotiate ’cause all prices are at peak, and if recession set in you could lose 500-1000 per square feet
I booked (blocked) a 3B+2 TOI 7th floor flats at DLF. Now I am contacted by a seller in srinivasa nagar (which is just backside of phase-I) for 32 lacs (negotiable, seems to me that he will settle for 30L) per ground (2400 sq.ft). Can someone help me to understand which option would be the better one? DLF at 7th floor for Rs. 3220/sq.ft or one ground land @ 1250/sq.ft and building a house after 2.5 years. Please let me know your thoughts.
Sundar – If the seller of the land is genuine + its has not ‘issues’ and you have the energy to construct a house.. then y not go for the land !!

I feel most of us know the direct contacts for all the companies. Why is the need for middle men like you. There must be some benefit if at all one needs to go thro agents. Rate benefit. Advisory is too general term
I booked a flat in DLF around 10th january 2007. A so called representative collected a cheque for 5 lakhs favg DLF south Properties ltd and not DLF ltd. I was informed DLF would call all the allotted by 20th januray , get the cheque encahed, and get into the 2nd round for 2nd instalment payment, show all the allottes , the approved plan, take them to site etc. BUt now it is FEb ending no news from DLF officially though a confirmation from all cheque deals .com that flat is confirmed.I contacted the local office/Delhi office of Chennai, I am infomrmed that they have no new news to offer for the present. I am worried whether DLF would be interested in the project or they will withdraw becos of may be poor rsponse and ahnd over the project to another company. as of now there is no official launch, no official receipt given to the people who have booked, not even a provisional receipt. also as Mr rajan subramaniam has pointed out, there is no display board at site , not even on the approach road, there is no confirmtion of any alternative approach road. I visited the site yesterday and find the vast area of land of many square miles submerged in water and breeding mosquitos. I tried to enquire for the sale of my booking to another buyer, there is no response at all. I feel it is now time to issue stop payment of the check for Rs 5 lakhs in view of the complete silence by DLF.There are rumours that DLF is Planning to withdraw the Project, will any other allottes confirm if this is true .Also the way new Projects are coming up, i believe there will be new tenemants of more than 1 lakh premium apartments on OMR road and surely the price is bound to take a hit like the Stock market.Investment in stock market is diffrent from investment in Real Estate. it isa life time investment. It is easier to sell a plot of free hold land than an apartment

Its your say. I think DLF withdrawing the project is rumors. As said before, one needs to have a lot of patience when going for these new projects.
Nothing is clear, but may be it is once the approval is got. You must have foreseen all this risk.

Actually DLF called almost all the persons who have booked and rechecked their wish.
I am not clear which is affecting you, DLF has not asked your money now.
I have given the cheque, but I already reduced the balance to less than the cheque value. As DLF said they will call you and show the details, give the receipt etc then you increase the balance. There is no point in complaining and you safe guard your interest. Atleast DLF allows to safe guard your interest. (they dint encashed the cheque till date).

Hiranandhani Upscale project site has 4 grave yards / cemeteries. The side road linking OMR to B.Canal is called Mayana Salai (Cemetry Road).
They are not revealing how much plot area they are going to build and what will be the undivided share of land for the flat owners.
So I switched my interest to DLF. But by the time I went, they said that almost all the 3000 flats have been booked and only stray flats are available. They also informed of the new approach roads from OMR and the SPIC Jel Road.
I found all the 1 to 3 and 15 to 19 th floor flats are completely booked. The design they showed of their site was excellent. I am yet to decide. All my friends who booked swear by DLF name. They said that DLF has not encashed the advance check and will do it only after the approvals, which are expected at any time.
I checked up then with L&T. The cost is too high and the design was so bad.
I checked up with Opaline. Seemed very good. But a bit costlier than DLF. Overlooking B.Canal and ECR. The top floors will offer excellent views I hope.
I also checked up with Victoria Towers. Lots of hidden costs and not very transparent.
I may settle between DLF or Opaline.
I think the plan was to get approval for the proposed new road and widening of current road from satya bama univ. I have heard the approval would be by end of February and they would like to get valid cheques (as many would have just given some cheque as token of booking sans cash) by mid-March. This can obviously happen only after approvals. I think they have no problems if people wanted their cheques back and seek cancelation. Moreover, I also dont see there are any availabilities now, if someone wants. Can someone reiterate or give more latest information?

The other day I went to Hiranandani Palace Gradens, they said they have increased prices by Rs 200/sq ft. (from 3050 to 3250)

Im one ofthe poor dealer with the above mentioned builder, i had never experienced this kind of ill treatment . Thay will not respect you.These guys only with the name does every thing there is nothing proper. A so called customer service head was so rude and will change the booking as if it is needed for her favourites. very pathetic that she was rough tomy clients and i lost all my clients.When dealers like me suffer after payn\ing money is ridiculous, i feel they do favours only for those who pay them in black. You guys should think about your bookings.

Hi Everyone who has booked at DLF Garden City Chennai – I have also blocked a flat by paying 5L directly to DLF, Yes, DLF’s silence on various issues is generating a restless feeling though their sales staff call frequently and reassure, I am shocked to see one of the posts here that DLF may withdraw! Well, I recieved a call from DLF office few days back asking for my official postal address to enable them send a letter etc, I was told that Launch would happen by Mid March when DLF will fix appointments with everyone who has booked and formalise the deal (hopefully) – but we must ensure a site visit and fact finding before that just to be sure what DLF will finally deliver – For all the guys who have issued cheques to DLF, I am sure you can issue instructions to your bank for a “Stop Payment” and revoke the instructions after confirmation from DLF (which is allowed by all banks I suppose). If anyone has more info on the latest, please post.
I am a nri and have booked a flat at dlf for 3000+. some time back I heard that they have increased the rates to 3250+ / 3400+. Do these figures mean anything or r rumours. I got the design of the project and the flat alloted to me is of prime location. 3 side open and facing the garden.

Hello. All builders are just talking big numbers. I got to know from a representitive of Axiom Estates that extra money is more due to Sewerage treatment plant,ascethic appearence of the flat,maintaining decorum etc…….But can anybody tell me why these builders are quoting so high amount in Toraipakkam,Pallikaranai or whatever when compared to Perungudi or Velachery which is near to Tidelpark or Adyar or whatever. I think whoever wants to have immediate gain either as investment or as rent better to invest within city limits or fast developing areas as the infrastructure develpoment is too late on OMR….Also nowadays builders are delaying their projects like megabudget movie and by the time they complete its like taking risk. Also basic amenities like sanitation,water and etc would be problem on OMR. Donno when this OMR improves….Its not I am demotivating but I am also concerned about investing in DLF and hence in dillema….

It looks evident DLF is buying time, i remember they took every details of the buyer including address and phone number. I think now they are just sending the application form to be filled by prospectus.
Do you think it is stupid on their part to call each one and ask postal address. they have sold thousands of apartments and not sure if each time they ask postal address. whats so big about documents. go to DLF.in site and you can see a 2 page form which needs to be filled.
they can very well as people to come to their office and complete it. My guess,in this process they would at least take another 1 month time.
LAND MARVEL HAS COME OUT WITH THEIR PROJECT ADJACENT TO PERUNGUDI RAILWAY STATION @ 4750 PER SQ FT . THEY SAY IT WILL BE A 9 STOREY TOWER WITH ABOUT 106 FLATS. ANY ONE HAVE ANY IDEA ABOUT THIS PROJECT . IS LAND MARVEL A REPUTED BUILDER ANY COMMENTS

True value homes have come out with 29 storey tower on omr road between siruseri and before hindustan college. on the main road @ 3100 per sq ft and Rs 25 per sq ft extraa for higher floors above 4th. This proposal i feel is more attractive than DLF which is 3 kms inside the main road with approach through Resettlement colonies. TVH project has aparments facing OMR road @ 3100 and ECR facing @ 3200 per sq ft.with the proposal for a new railway line upto cuddalore viaa mahabalipuram through OMR Road , any investment on Projects on OMr Road is a wiser investment than the DLF Project .The poor response of DLF is eviddent from the fact that they are still not responded to the customers booking nor any news in the last over2 months.

Which other projects are your refering to when you say that 3100 sq.ft – 29 storey coming up in OMR main road. Could you please give us some details as we are seeing some upcoming projects in that area. We had been on a site visit to OPALINE. We were quiet impressed but would like to know whether we can go for lower rate per sq.ft with some other upcoming projects in the same area , nothing like it. Would appreciate your feedback.

When you sign a contract with the builder and pay a deposit, insist on a project completion and hand off date.
Include a penalty clause at say 1% of the total paid per month.
Include a clause where, in the event they don’t get an approval or any of that BS, that they refund the money with a min of 12% compound interest.
I see in above correspondences situations where people put in money for 2 years to be only refunded the amount that lost value due to inflation, and the fact that you have to start the process all over at 20% per year inflated cost. So you get a double hit.
