Here Comes DLF Chennai Garden City- 1200 sq ft Starting 35 Lakhs

The much awaited project in Chennai is finally here. DLF has finally come out with information of its new project, The Garden city in semmancheri in Chennai. Agressively priced starting around 35 lakhs for a 1200 sq ft, it is bound to hit the already dull IT corridor market.
 

A total of 3500 apartments, Padma Sheshadari school, Fortis mini hospital , mall etc is planned and this is what i call perfect time to invest. Is it worth it, a big YES from my side. With neighbouring projects priced at 3500+, the worst hit would he Hiranandani Upscale, Adora who are priced very very high for almost same features. Need to see how well is Hiranandani competes against DLF.

    There is no comparison between DLF & Hirandani,the first one is a large scale home producing factory whereas later one is long term qulity asset builder.
    After 5 years, DLF buildngs (especially housing complexes look like 20 yrs old ) whereas Hirandani still have a classy & polished look.

    DLF quality of material is also average, whereas HIRANDANI is much better in quality.

    But let we be clear, Upscale & Palace Garden are different. Palace Gardens is real Hiranadani whereas Upscale has been promoted by his brother who got rich because of original Hirandani efforts & later got separated from him to launch his own projects. Upscale is his first project whereas Palace Gardens ,being the original guy has lot of experience & company is listed at London Stock Exchange.

    So for people looking for short term bubble gains, DLF may be the right choice but for long term Palace Gradens is the best option.

    FYI, Palace garden is coming up in a village with no big potential for infrastructure where are DLF is coming in the center of the OMR and easy access to all of the IT cos.

    Palace Garden is too far from city and I guess the developments in those areas are generally industrial powerhouses and not much IT concentration as much as OMR; But form what I heard, purely from pricing point of view, Palace Gardens is better for what you get;

    Hiranandani is on SEZ route while DLF is in current IT route. If you are an IT guy, go for DLF. You are other high incomed, go for Hir.

    Hi guys, I wanted to buy a in flat in DLF and Called DLF office, it’s so sad and surprising that DLF is not providing any details. I spoke a lady executive Ms.Soba she couldn’t even understand what im asking, poor listening and communication. I was shocked that why DLF Chennai is like this, you guys should visit DLF Delhi and Gurgaon then you will understand professionalism. DLF has made a black mark by this project.

    I had been to the site and its true as is stated by Mr.Rajan.
    I was told that DLF is planning 2 more approch roads and paln to invest Rs50 Million for the same. One road would join the Tambaram – Sholinganallur road and other road would come after Satyabama Engg. College.
    Also they plan to take the tsunami settlement people and train them as gardners/drivers / cooks as their CSR ( Corporate Social Responsibility).
    I was also told that they are noit giving details about the project as it is yet to get all the required sanctios from the govt which is expected in 2nd week of Feb08.
    I have blocked a flat and hope it is a wise decision.

    Satheesh, I had blocked the flat as i am confident that DLF would be able to push the govt / authorities to manage the surrounging area so that this project becomes a benchmark for DLF in Chennai. Also this project is only their first residential one and they would be above market rates for the future.
    I am living in Adyar near LIG housing board flats and the property prices are astronomical here.
    Since their would be new approach roads avaoiding the resettlement area, i do not forsee a problem.
    Also i would take a final decision after DLF gets all the approvals and i see the plans / layout / approach roads.

    I have seen DLF projects , Gurgaon, its class on its own ,i am sure DLF Gardens citywill come to the same level to keep its image in South india. When they developed gurgaon it was also in same position as we see now here. Am not a IT guy but still looking for lifestyle apartments in chennai , with prices in City looks crazy for that Garbage road flats it will be thousand times better to get put yr money in Condomonium style apartments like DLF or Purvankara or L&T or if you can afford Hiranandani. People looking good life style flats not bothered about distance should act now, in the market now DLF is the best bet. I have visited OMR few times and sure it will be like another Gurgaon in another 3 to 5 yrs and chennaites will start moving there slowly to enjoy better facilities as happend in Delhi. Prices in OMR will be become same like that of Adyar or besant nagar or annanagar in another 5 yrs time but the prices in Cities will start reverse trend as the flats will be more old ,and city roads will become Carpark due to invasion of Nano. Ok guys Think now and Act now , Dont regret later!

    I agree with you KK Bala that DLF Project is a class on its own .No doubt DLF Gurgaon is the best township developed by any builder.I have the experience of staying in South Extension In New Delhi which is one of the oldest DLF Colony developed By DLF IN 1950′s . I made a fortune by investing in 1961(Rs 25000) and selling the same in 1995 getting more than a crore .I live in Chennai and was keenly awaiting DLF Project In Chennai and was willing to book 2 flats . DLF address in Chennai is a Status symbol too. BUt after seeing the location all my dreams of owning a flat in a high rise building got shattered. I staright away booked one in Hiranandani paying Rs 1000 per sq foot more than DLF exclusively for their location. I can have a good aerial view of Chennai city from the Upper floor. I am willing to pay more but will not compromise on location. DLF site and the surroundings are submerged in water even months after the rains stopped. MY estimate is that it will take anything upto 15- 20 years to get a good return from DLF Home while the same return can be expected in 5 years from Hiranandani/Akshaya and even Mantri which are all o the main OMR Road. The reason forslow appreciation is becos the entire neighbourood of DLF has to develop which are now open fields .If you are an investor please note that you are making investment upwards of Rs 50 lakhs , My suggestion is spend a few lakhs more and spend the rest of your life in peace rather than thinking when the surroundings of DLF will develop.It is always a wise decision to be 3 Kms further on the main road than 3 kms inside through not only a narrow road but also the approach through a Tsunami resettlement colony where Pigs/ cows/buffalo/chicken and goats are a common sight and this will be a view to many of the residents of DLF High Rise buildings. As stated elsewhere, I reiterate that it is important to ensure a clean surroundings around your home not only inside the Gated DLF compound but also in the immediate neighbour hood outside your compound .Unfortunately DLF which is a GAINT among the Real Estate Names has CHOSEN A BAD LOCATION.May be A DLF site On OMR Road may easily fetch more than Rs 5000 per sq ft.I fully endorse the view that OMR will be like Gurgaon in 5 years but not Semmenchery or Thazambur where DLF site is located. Most important what surprises me is the way DLF is going with the booking of Flats They call PRe launch or SOFT LAUNCH , without clearly mentioning the location , display of sign Boards right from OMR Road from Indian Oil Petrol Pump till the location of the site. I was happy to see the way L&T has put up sign boards from the entrance of SIRUSERI and at every turnings till the location site. L&T site is much better than DLF with many Commercial complexes in the immediate neighbourhood like TCS/Hexaware/Cognizant etc Is it fair on the part of DLF to sell projects worth over Rs 2000 crores without any sign board even at the site and no official brochures.Investors Please visit the site becos DLF may take you for site visit only after confirmation of booking ie after you have parted with Rs 4/5 lakhs of Rupees.

    JP – Floor plan details can be got only by visiting their office located opp New Woodlands Hotel in Radhakrishnan Salai.
    They are yet to get final approval and is expected soon.
    My suggestion is that you visit them soon as i was told that only few flats are left out and booking would be over on / before the launch date.

    From the so elaborate posting given by Rajan subramanian,it appears that he is writing for someone else and his observations are not based out of his own convictions.For the readers who has been following rajan’s postings let me share few informations which i could understand after visiting the site yesterday.
    It’s true now the approach road to the proposed site is passing through the tsunami rehab coloney.But this colony is not all that bad as rajan made out.People may get a feeling that these are like Dharavi type slum,but in reality this settlement has neatly lined decent yet small two stoeyed flats.I couldn’t find buffalaos and dogs let alone pigs loitring around.The main road passing through the colony is a 60 feet road and it will put to shame many of the appraoch roads to so called premium residential coloneys at Velacherry and other places.
    Just to put the things in the right perspective what I understand is that DLF is making a separate approach road circumventing the rehab coloney and this is going to be launched before the construction begin.Rajan’s post also give a wrong impression that proposed dlf towers will be overlooking the rehab coloney.Infact these coloney is atleast 300-500 mtrs away from this coloney.

    THis refers to P.radhakrishnan’s comments. He mentions that DLF is going to have a separate approach circumventing the Tsunami Resttlement Colony. So it is agreed that DLF is not happy with the approach Road as it exists currently throgh the resttlement colony.We have Housing Board Colony practically in every locality in Chennai. ONe can see the status of these Housing board colonies what it was originally and what it is now.Please visit Kottur/ Mandaveli/Teynampet or nay othercolony. All these settlement colonies have been built by the GOVT in Prime Location adjacent to the Private colonies where land prices are close to2- 3 crores per ground. I wish MR radhakrishnan visits the occupants of Bungalows adjacent to these colonies and see their plight. My suggestion is that if you are going to invest 50 – 60 lakhs for an apartment which is 3 kms inside the main road , why not incvest another 10 lakhs more and move 3/4 kms further on the main road . Staying on the main road will have all weather good roads , faster access to the city .Appreciation of investment is faster.Investing is houses/flats are a lifetime investment and so better think twice before investing in a vast empty land all around submerged in water aroung the DLF site.MY question is why DLF is still silent and not come out with their full project details and place them before the investors . after all the Project is of more than Rs 2000 crores and I would have appreciated DLF arranging site visit to the Investors , atleast for those who have booked the flats and have paid Rs 4/ 5 lakhs and tell the facts.I am also the DLF share holder and believe me, I am disappointed with the selection of the location keeping in view of the status of the COmpany like DLF And Mr.K.P.singh . I will pay upto Rs 5000 per sq ft if it is adjacent to Hiranandani on the main OMR ROAD

    The DLF is going about handling its new property in Chennai is pathetic – esp. considering that they are considered to be the biggest developers in India.

    There is rarely any response from their side and they avoid sharing any details, despite repeated calls and follow-ups. Barely the way a professional organisation would function.

    Considering the turbulance in the job market of-late, what could be the effect on the new launches. RE market is defintely down. but the question here is how much. can we expect the new launches in the range of 2200/sq. ft in OMRs/GST? Or it is not at all possible. whether booking DLF in this price will be wise or better to wait for more crash. Even though I feel DLF has factored into the crashing market, it is difficult to say bottom for Apartments in OMR could be at 3000/ sq. ft. Members please show some light on this

    To put few things in perspective,DLF lately has entered in Mass housing projects. They have just launched projects in Gurgaon at 2800 & 2200 per sq ft.If all remeber ,DLF in recent past was only in Rs 8000+ per sq ft houses.
    Now they are calling these mass housing, eware of quality & location. If you are ready to live in slum type of multistory buildings ,this is the right place.

    Has anyone known that Hiranandani buildings (OMR) are commin up on a cementery. Cant believe, please visit the site and check for your self, and you would see 4 cementery pillar one when your entering the site, second stop and look across their proposed IT park there is one more pillar the otherone is just accross facing the road. So now people are going to stay over coffins too. As for DLF its difficult to trust these guys. some times they say we are givin at 2800 then at 2900 and now at 3000 even after bookin on 14th Jan. I have decide to go for Olympiad. I’m trying to negociate with them along with ten plus investers. If keen we could comunicate

    Despite so many NEGATIVE comments about DLF Project by so many people, Why DLF is silent?.I will be interested in DLF if DLF confirms in writing their alternative entry point to their site.The Curent entry through Tsunami Resttlement colony is not good even if DLF offers @ 2500.
    By the way MR Sanjay has referred to OLYMPIAD. Please advise where is the location and the rate

    Olympiad is 2KM prior to Hiranandai and about 3 KM from stayabama college, its on the left side on OMR main road, there is a mall commin up just opp to this site. They have sample flat to check before booking. They r quoting 3381 per sq feet, i have collected 4 investors, if we put together 10 plus investors we can talk about discounts to them

    Please try to find more information on Olympiad, if you can. Also this 3381 Rs/sq.ft is for which floor? These quotes can be tricky as floor rise can be huge number if the availability is up the floors. Also what are the different saleable areas available.

    Also, as everyone feels, DLF is silent; The reason I can think of is
    a) approvals have not yet come for the proposed buildings
    or
    b) approvals have come for the buildings, but acquisition of areas for road to circumvent Tsunami colony or approval for the road has not come or both

    Regarding quality, atleast w.r.t interiors, we can compare with specifications of other recent DLF projects; Remember, DLF claims that they are able to give lower rate per sq.ft than others because of scale and ALSO because of lower land cost. If that is something to believe, we should expect the specifications comparable to that of DLF Kochi. Of course, they may not provide fully air-conditioned apartments etc….but granite floorings for living room, wooden floor for master B R etc

    Last time i spoke to their rep at the Buildex exhibition held in chn, she claimed that a floor rise of Rs 15/- per floor after 4th floor. And the project architech is a singapore based. Infact they have a model flat and complete minature scaled model building at their site. But now i feel it better to wait ’cause there could be uncerternity of finance due to stock market, i’m sure that they would be s\oon available at exciting prices. Just wait and watch. Inside information….. there would be many backing out of DLF project.

    Yes. I agree. Already the rate of sales of homes by big developers has slowed down last quarter. If US goes into recession, the demand for Indian IT service would diminish and this would eventually affect the buying power of IT guys. Moreover, huge money locked in stock market means, many people would not be able to buy a home at this point of time, especially when guys out there in the markets are highly leveraged.

    But interest rates have started to ease, a bit. There would be more cuts in near future. And though this might increase demand, it seems demand overall is subdued and there would be soon a case of supply higher than demand and the prices should correct.

    1) Did u get any information on when DLF is officially launching the DLF Chennai Garden City site.
    I agree that DLF is NOT handling the customers professionally. There is no clear communication on the available units/ booking procedure.

    2) Due to economic downturn in the US and the impact on the IT and Indian market. Do u expect the DLF launch price to go down.

    Purva Windermere is on tambram – velechaery road, I still feel a good buy at OMR may payoff well. Infact yesterday i visited Delhi Dhaba i was amazed by the amount of people visiting there. It was jam packed, we got a place to sit after an hour of wait. Some how purvankara have ripped off people with their OMR project and now they are not able to sell.

    Whats happening regarding resale of flat within prelaunch of DLF works out.

    Here it self i am seeing 3 people who blocked flats for 2800+ and now ready to sell to some one else for a 100+ rupees profit.

    Did any one check if DLF allows it. I remember DLF was very keen on avoiding speculators. I am not sure how to call these people (speculators /traders) who dont want a flat now and trying to find a interested buyer and sell the blocked flat for few hundred rupees more.

    To me if one does not want the flat he has to cancel the booking. Not sure if they can introduce some one else as the new owner and proceed further.

    Well i have no problem people trying to encash on some thing.

    Is DLF not saying anything on this?

    TO ME IT LOOKS LIKE BUYING STOCKS AT IPO and SELL ON THE LISTING DAY.

    What is wrong in doing the sale at a slightly higher price. As you mentioned, this is very very similar to buying stock and selling. Whoever is willing to buy, let them go for it.
    I don’t think there is any problem in doing this.

    I am looking to buy a 3 bedroom apt in chennai, which could be the best bet. Area should be around 1600 to 1800 sqft. This is not for investment but for settling down, hence schools and other amenities is required. Any suggestions?
