DLF Chennai – Update, Contact Phone number

I just was able to gather some information on this most happening project in Chennai. I spoke to DLF Chennai contact Ravindra Kumar and got some useful information on the project. The project is in its soft launch stage with no advertisements, No marketing , word of mouth selling. One of my office mate booked a apartment there and this is what he has say.

A total of around 1200 flats is open for sale in the first phase. The project is located right near Satyabama university and CTS, Infosys. Much before Upscale and Akshaya projects. Price and other details as below

Price: Rs 2800 – Will not last long. – Upto 4th Floor
Price Increase from 5th Floor – Rs 2800 + Rs 30 extra for every floor. So if you book in 5th floor it is Rs 2860.
Garden View Charges– Rs 100 per sq ft
Car park -Rs 2 Lakh (Mandatory- Basement Type like you see in Spencer Plaza)
Additional car park – Rs 50000 ( Stilt car park or open )
EB/Sewage – Around 1 Lakh
Club – Around Rs 70000
Maintenance Deposit – Rs 70000 (Approx)

So you will incurr atleast 4 lakhs inaddition to Base price.

Registration:

They have a unique registration of 9% on Flat+ Building. Not like the traditional undivided share registration and you pay service tax which most of the builders follow. This is to avoid speculators and also the deed you have your hand is full deed which includes every thing including building, car park space, undivided share etc. But the registration charges which comes to around 3-4.5 lakhs is a Lakh more than registration charges of other builders. But Registration done this way is foul proof.

Flats Sold
Almost all of flats in first phase above 1500 sq ft is sold. They are currently booking only for flats under 1500 sq ft (3 bed and 2 bed). There are around 100 DLF personals who were simultaneously taking booking.

Approximate All inclusive prices
2 Bed (1100 -1200) – 40 lakhs Including Registration and every thing
3 Bed (1419 -1500) – 50 -53 lakhs Including Registration and every thing

Entire area developed into proper roads, garden path way , Landscapes.
Power back up for the entire apartment and in master bedroom even AC is backed up
Wooden floor in master bedroom

Master bedroom toilet would have shower enclosures.

    Few corrections:
    1) No Floor rise upto 3rd floor
    2) Floor rise is 30 Rs per sq.ft per floor and not just Rs 30 per floor rise
    3) Additional car park, if open, is 50000 Rs and I think if additional stilt car park is needed it is 1.25 lakhs or so

    If someone can post all specifications that were promised, it would be nice; I am not sure whether anything will be left over when booking starts, for which I am waiting.

    I went and saw the site. One has to turn right on OMR and drive quite a distance inside. The approach is also through a very large housing board colony which makes the site not an attractive location. With regard to bookings I found from one of the soft launch promoters (ICICI) they do not seem to have much of a booking as of last week.

    Heard that the rate is revised to 3000/sq. ft and phase -1 (900 house) are over. They started to book the phase-2.

    DLF is not promising what they said. They lack professionalism and they are not customer friendly. DLF is not returning the initial advance paid. Now they are claiming it as EMD, which was not informed at the time of payment.
    Please be watch ful if you deal with DLF
