OMR is flooded with apartments. There will be more than 50,000 apartments available for sale this year. There are currently few buyers for Hiranandhi, Olympia and L&T. Hira might scrap some of its proposed builds in the township due to lack of demand and insane pricing. L&T occupation is also very low at the moment. Olympia is the only township that is doing reasonably well in terms of booking, due to the price - my friend booked a apartment here last week for Rs3000/sq ft after hard negotiation.

It is a certainty that Omr prices will hover around Rs2500/sqft in one year due to large supply and dwindling demand. After these 50000 families eventually move in. OMR will look like Ranganthan street, and the price will go down even further.

OMR started off very nicely, but government and builder greed is killing the concept. People who bought recently or are planning buy this year in and around Siruseri will certainly regret it in two years. It you are planning to buy for renting, forget about it - most people prefer to rent near the city.

Good luck to everyone !

Hellow,

Pursuant to my earlier one, I just need following information to pay advance. Could any one suggest:

(i) Is there any Govt. land (Porrambokku land) inside the Garden City? In other words, DLF has secured its approval from MMDA for high stories building inside the Garden City?

(ii) Whether the club houses and common areas of the common facilities are forming part of the Garden City and be distributed as UDS or not?

(iii)Ground Water treatment plant?

(iv) Formation of Association and its modalities?

Regards

In most of the apartments, I have seen in Chennai, bathroom and toilet drainage from a floor directly goes down to the next floor and joins the main drainage. Something like, 3rd floor toilet drainage goes into 2nd floor toilet and then joins the main drainage which can be seen at 2nd floor ceiling. They have put a false ceiling in bathrooms. When asked about, they say it is the latest trend...

But in Bangalore, most of the apartments I have seen, use sunken slab or raise floor to make sure that the bathroom drainage joins the main drainage directly in the same floor.

Is that trend really advanced/latest. Why doesn't this technique not adopted by builders in Bangalore or by reputed builders (ETA / LnT etc) in Chennai itself ??

Hi Satu, We visited the Doshi Etiopia site just last weekend and we thought its a good deal to buy a flat. But the only thing that makes us think twice is the dumping ground issue. Even though you have mentioned you cannot see the fire where garbage is burnt, the issue might arise during rains wherein the dumping ground (2kms away from Doshi site) will start emanating a foul smell. How are you planning to deal with that issue? If you have any more information on this issue, please let me knw. As such we like the constructions and are keen to buy. But any information would be helpful. Thanks!
