Sathesh on Chennai RE Prices Its been so long since I visited this site(used to be blog, now a website) Nice! Good job Uday!I am still waiting to buy the apartment in chennai. I am in no hurry. Cash is the king. Its going to be 50% down payment ;-) but ready to wait few more years. I dont see the market picking up anytime soon, either in India or in US ;)

Ceebros in OMR-Near AKDR Golf Village

I just heard about Ceebros upcoming project in OMR. Location is next to AKDR golf village. It is in Approval stage. Will take a month or so for lunch. No soft lunch at present.

 

I was thinking what should be the ideal price for Ceebros in OMR. OMR already has more than 35000 apartments inventory. I feel a price of 3500 should be a good price for it to get sold out. Will have to wait and see their launch price.

    I beleive there is already a long waiting list for any ceebros project. If they launch OMR it will be sold before launch bcos of their reputation and the fact that the deliver as promised. I also heard the rate will be above 5000 since there is a unique demand for ceebros. I agree with that and am a buyer at 5000.

    Thanks Ashwin. You are great and ready to buy for Rs 5000. I think through you, Ceebros is trying to have a feeler of the market, before launching. It looks like, it is a marketing tehnique to create artificial demand and when the product is launched, they can move it easily. Come on Guys OMR is flooded with products, Compare to DLF, Hiranandani, TVH , ETA star, L&T, IndiaBulls, Mantri (all big players) where is Ceebros???? Please allow people to judge by themselves.

    All the name you have on your list are virtual. only your grandchildren will inherit them. time will validate my statement. you are free to experiment however. and while u do that the buyers of the ceebros project will be having the last laugh. All these big names are merely names and no efficient track record of delivery. One must not get fooled by the brand and the hype they create. Moreover, the location of their projects are at pathetic locations, ever driven past to check that out.
    The intelligent know what to do.. leae it to them and leave the fools behind.

    Still Rs 5000 for a project, which is not even started is VERY VERY HIGH, which raises a question are you part of Ceebros as Mr. Karthick pointedout. Otherwise you should have plenty of money.

    Do you know the project TVH Lumbini Square (completed one). What is the price, it is Rs 5500-6000. Even people occupied and living, which is in the heart of city in Purasaiwalkam. Come on Ashwin, let us be practical.

    Good one guys, but your judgements are not true. I leave you to try the big brand builders and burn all your cash and ater a 3 year wait look around for options. This is the parody of the buyer pshycology – you are willing to pay 4500 to a builder who will never deliver, lose interest, lose your investment and left high and dry. But unwilling to pay a few 100 rupees more and move on as planned.

    No wonder these super mega projects continue to get buyers.

    Ceebros is known in the past for their good projects.. but i doubt 5000 on any omr project at least for the time being.. with banks getting strict on the loan and also reduce the loan to <60% of value.. will have few takers @5000 will see the ground reality soon..

    Hi Ashwin, do not try to create artificial demand. You are talking about big builders delay. When big builders could not deliver on time, how come medium builders will do. Marketing gimics would not work here as there is good awareness among buyers.

    I agree Ceebros is a reputed builder in chennai and known for quality construction, but they claim too much a premium these days. They also struggle to maintain the same levels of quality.

    I think they are still inexperienced with large high rise buildings when you compare them with DLF, Hiranandhani etc. I bought a 3 bedroom apartment in their latest project in Saligramam (4 blocks, 340 apartments) and the quality problems in that are plenty and the attention to resolve those is not remarkable. The quality problems include plenty of cracks and leakages (within the first year of construction, of course).

    I am posting this to clear the hype that drives people to buy such properties blindly. Be clear of what you want before making such decisions please.

    Well, my comments on the rates are very arbitary. MArket forces and saleability will drive them. None of us can either create a demand or dictate the price. The consumer will ultimately. My take was mainly on the risk of delivery and the associted chain reaction to an individual’s financial chain. Here the rate is secondary. The key question i would have for someone to answer is – CAn the builder deliver as promised ? Now coming to the so called big names, they do not have an efficient track record which can be provided as evidence ( and have enough evidence of delays) , so its all guess work based on their brand. And for Ceebros, there is enough evidence in chennai. Medium sized builders have greater control of their projects than the bigger ones.
    I am saying this as a victim of delay by big builders and a beneficiary of accurate delivery by ceebros. I am wiser by the 2 events. And if someone wiser than me can benefit, it could be by taking clues from a consumer. Thats the choice of the consumer. I am always taking from the consumer’s point of view and intend to avoid more victims of delay.

    When the anouncement made reddy mentioned that 35Lack appartments ranging from 1000 sq ft to 1400 sq ft – calculate best case for buyer the price come to Rs2500/-. More over surrounding ground reality is near to that only.

    TVH swasthi proj opposite road to golf village is at 3500/- and hearsay is that it is negotiable. hence the bench mark feel on ceebros is around 3750 only. ceebros may not take the risk of overpricing as done by certain other big name builders in OMR and not getting bookings.
    The truth today is that while prodpects are many , very few close the deal and there is immense pressure on many projects.

    AKDR golf village sounds like Kannagi nagar which is known for the huge number of government built slums and i heard there is lots of violence and petty crimes in that area. Do due deligence

    Do you know , Heard that CEEBROS project in velachery has some issues on OSR which was not clearly told to the owners.Heard after the association took over , recently the panchayat has put a board that the parks inside the ceebros complex belongs to them as it is OSR-Open space recreation.This can be used by Public also.This issue is coming up in many apartments new projects too.Many builders do not reveal this.They say gated community, with childrens park, play area ,but after purchase oe at the time of handing over the owners come to know that it is not gated , and the play areas can be accesd by public too called as OSR.As per rules any project should leave a space for OSR,But some builders give our private parks and play area as OSR which is registerd under panchayat without our knowledge.Some builders take it from our UDS area.We should be very clear on this OSR,when we purchase and before handover.

    OMR is flooded with apartments. There will be more than 50,000 apartments available for sale this year. There are currently few buyers for Hiranandhi, Olympia and L&T. Hira might scrap some of its proposed builds in the township due to lack of demand and insane pricing. L&T occupation is also very low at the moment. Olympia is the only township that is doing reasonably well in terms of booking, due to the price – my friend booked a apartment here last week for Rs3000/sq ft after hard negotiation.

    It is a certainty that Omr prices will hover around Rs2500/sqft in one year due to large supply and dwindling demand. After these 50000 families eventually move in. OMR will look like Ranganthan street, and the price will go down even further.

    OMR started off very nicely, but government and builder greed is killing the concept. People who bought recently or are planning buy this year in and around Siruseri will certainly regret it in two years. It you are planning to buy for renting, forget about it – most people prefer to rent near the city.
