Sathesh on Chennai RE Prices Its been so long since I visited this site(used to be blog, now a website) Nice! Good job Uday!I am still waiting to buy the apartment in chennai. I am in no hurry. Cash is the king. Its going to be 50% down payment ;-) but ready to wait few more years. I dont see the market picking up anytime soon, either in India or in US ;)

    Hello Raj,

    May i know at what price you booked the project?. Considering the real estate prices crashing every day, I doubt whether it is worth to buy the apartment at Rs 1500 / sq.ft. This surroundings will take another 7 to 10 years to develop and become a habitable place. The question is whether people can afford to have Rs 25 to 30 lakhs to lock it up with no returns.
    Has anybody checked the sewage facilities being offered for a whopping 2500 apartments

    I am not sure about your intention from your post. On the one hand, you express very strong sentiment about this project and on the other hand, wish to know the price I booked the apartment. Any way, my post was intended for those already committed to this project. Everyone have their own reason and instinct for going with their investment. If this does not suits you, good luck to you on your other endeavours.

(pardon me if it is intrusive ) and when is the completion date? and what is your reason to select this instead of other projects? My first time home buying and hence I could use all suggestions…

    I booked in Dec 07 when the project was launched. I booked for a price of Rs2200 psqft with Pre-Emi waiver offer. At that time, they even had a scheme of paying 15% down payment as interest free EMI. The concept of self contained township and flexibility in payment appealed to me.

    They already sold Villa houses under the name CEE DEE YES HOLIDAY HOMES in Padur village on ECR Road near Kovalam 5 years ago promising “JOGGING TRACK SURROUNDED BY LUSH GREET TREES, CLUB HOUSE WITH SWIMMING POOL, TENNIS COURT, BILLIARD POOL, LIBRARY, CONVENTION AND SHOPPING MALL ETCC” even as on date they have not completed these facilaties after so many years and there is no concrete answer from them. Any one can make a visit to this place CEE DEE YES HOLIDAY HOMES, PADUR, ECR ROAD and check the facts for themselves.

    Hi raj,
    I hope to cu soon in our new abode Chennai Pattinam, I have booked a 2BHK in april and regularly visit the site to see the developmets. My block is already completed . Although the work is currently slowed but sure it will be completed ontime.
    I am aware of every other project in chennai and for sure chennai pattinam is the most HONEST of them all. There are no hidden costs and the plint area they provide is the maximum. Other bilders provide only 70 – 80 % of the area whereas here we are getting 91% so if we are working out the cost for the carpet area the next closest project is easily about 40 to 50 % more expensive, and no one else offers such facilities as a DAV school, 4 screen multiplex, transport facility etc. The charge towards membership of these thats because the other dwellers who donot want to utilise these facilities need not be burdened with this extra cost which is absolutely nove and their monthly maintainence is just Rs 1.50 per sq ft. need we say more………..

    Hi Feroz,

    You have painted a very nice picture. I have seen a high voltage transmission line crossing the site. I understand that this may cause malfunctioning of electronic equipments. Is there a possibility that the transmission line will be shifted out of the site.
    Othe point is most of the builders further down on OMR have started offering at less than Rs 2000/sq.ft. So for a project which is 13kms from OMR, why we should pay Rs 2100 / sq.ft. Seems to be a very high.

    I am watching for reduction of price. I came to know that though they have reduced the price but now we have to pay to get car park area which previously was inclusive. So again its the same price as before. Moreover a maintenance charge of 1.5 per sq feet works around 1800?- per month. Isn’t it expensive to pay 1800/- for maintenance especially when there is nothing free to use even the out door court which is once made doesn’t need much maintance. Facility wise the maintance is quite expensive

    Hi all,
    I am not sure of the high voltage cable, but will get back after verifying the same.
    Regarding others offering at lower prices on OMR, please c`heck the facts clear….. as i said before there are lots of add ons, u get the all inclusive cost from them and divide it by the carpet area u will realise easily others are charging between 1400 to 3000 rs extra per sqft.
    1.50 rs per sqft for maintainence includes maintainence of common areas, security and powerback up…. dont you think its nominal and when u have a whole township with loads of amenities within the campus its definately worth it.
    The reality market has slowed down but dont expect the prices here to come down as they are rock bottom, if not for the market scenario this project would have been sold out by now…. but i knowthey have managed to sell 40 %.
    And one more correction mr avinash, its 7 kms and not 13 kms from OMR

    Definitelythere are projects cheaper than this one. but this can be classified as cheaper project.
    Also don’t be blind sighted by developers side of the story. as pointed by some of the existing users of other project of the builder where they have not delivered the facilities that they promised even after years of hand over. similar atitude can be
    attached tothis project too. Also definitely prices are coming down. if this builder cannot bring down the price for this project they will come up another one close to this to tap into budget price market leaveing this project for longer duration to complete. this almost all builders in chennai are doing now..

    Hi Feroz,

    Maintenance @Rs 1.5 /sq.ft!!!. Assuming that they are building 2500 apts of 1500 sq.ft each, it comes to a whopping Rs 45,00,000 lakhs per month income for the builder. In addition to that, income from people using cineplex, tennis court, swiming pool etc has to be sizeable. Consider a measly 5 lakhs per month for this. So it will be Rs 6 crores per years. Do you require 6 crores to maintain 2500 apartments in Chennai?. Further, I am sure this builder will keep increasing the maintenance cost every two or three years. So the builder has assured income for his company for generations fleecing poor customers hard earned money. Fantastic business proposition which the stock market should love it. Is the company listed in the stock exchanges?.

    Hi avinash…. one clarification… tell me 1 single apartment complex which is offering maintainence below 1.5 rs per sq ft?
    And by the way this maintainence will not be handled by the builder but the society represented by the dwellers ( non profit) The actual expenditure will only be levied and accounted.
    Its left to one to decide wether it suits ones aspirations, life stles, convinience etc. It definately suits mine and i shall vouch for it.
    It got all that i could imagine and most important is the DAV school in campus….. as a parent we all know most important is our kids education and in todays scenario of all the bomb scares, kidnapping kids getting in wrong company etc… i dont see a better way to keep them in a secure and monitored atmosphere without compromising on their up bringing.

    also friends i checked about their non delivery of therir other completed projects…… on in the mahabs project the swimming pool has not yet been completed as it has landed in legal disputes, but for over 30 year the have completed numerous other residential and commercial projects as per promises…… keep this in consideration

    As Senthil has pointed out please check the facts clearly about
    “CEE DEE YES HOLIDAY HOMES” VILLA PROJECT in PADUR at O.M.R.

    There is no legal dispute, The swimming pool and club house is already build but not finished and handed over to the members and in fact the developer has built a HOUSE in the place which was marked as “TENNIS COURT” earlier while promoting this project which is a GROSS VIOLATION of the project.

    What is your say for such VIOLATION.

    Mr.Kumar I had visited their project in Padur village.
    It is a wonderfull project but as you said most of the promised where not been completed like CLUB house / JOGGING TRACK / Generator back up.

    The reason I went there is I wanted to buy 4 apartments close to the IT highway (OMR) for my Office guest house. But now i am afraid to book with CEE DEE YES.

    Is there any responsible person in CEE DEE YES who can look into this situation & take necessary steps to complete the CLUB house & other promised facilities.

    Price is tooo high..as smone pointed ..it wud take 10 yes ! to develop..connecting roads are village (thin) size & travelling @ night wud be a nightmare..its a true village which is being sold @ city price :) ..(IT) guys pls think bfore spending ur hard earned money – by sitting & coding day & night @ office..- my two cents..

    You are obsolutely correct in your observations. It is apparent that the builder is trying to have a FREE LUNCH at the cost of salaried professionals. I bet the cost of constructing the school, shopping mall, multiplex, club house etc is already built into the per sq.ft price the builder is quoting. That could probably be the reason for the high rates. On top of it, the apartment owners have to pay service charges for using these facilities. Further to this, the builder charges maintenance charges as well. Being in a desolated place with virtually no inhabitants around, security will come at a high cost. With no development around, your options regarding schools and entertainment will be limited to what is being provided by the builder. In these days of credit crunch, it would be prudent to use your hard earned cash effectively and get a better value.

    Thanks fr support guys..frankly speaking properties in chennai are not worth for the huge sum that is being quoted by real estate guysg..before promoting a layout, these guys doesnt even think about the basic infrastructure, (i mean the basic necessities like drainage and water supply) which are very essential on a long run. Since people are not insisting on having these, its a huge profit for the realtors as they dont need to spend for any of these. I have spoken to many promoters in chennai, the constant answer that i get is “You will get all these after couple of years & govt has a plan!”. come on man! you are developing a dwelling place & dont hv a responsibility to deliver it properly!..so sad…ppl hv lost honesty & become greedy which is severely affecting common man…I would blame the IT guys alone for the cause who continuously encouraged the realtors & brokers without realizing that they are gng deep inside a trap of loads of loan…i know many of my friends who are not able to repay the loan amt coz if the downtrend..FYI, I too work in IT & will put in my HARD earned money ONLY when i get a LOGICAL price fr chennai!..

    Hi. If anyone wanted to see the list of these blogs to analyse the Chennai pattinam project, Just DONT do that. Particularly Mr. Feroz’s comments. His comments show that he is not a buyer. He must be a staff of this company, trying to promote the project with false identity. The others comments like high prize, lonely location, high maintenance, etc looks genuine. They are informing us properly. Dont use these blogs. Try to go to the project site and analyse the location, and also check the other apartments in OMR for pricing

    Hi,

    The site i went there found sandwitched between graveyards and abonded fileds ( with forest look). You have to miss the external world and engage yourself inside the flat once you decide to live in. Morever ladies & kids its fully not safe location after venturing after day time to go somewhere out of the area.
    Surroundings is calm but not safe or suitable for busy working peoples or students

    To sum up this area is only suitable for old aged who wants to pass thier rest of life in calm and locked in single place without having any work to move in outside world.

    Interesting views . both + and – are spelt out by intelligent bloggers here . My concerns are : the close proximity of blocks and small road width of 24ft might reduce living space and appear more like mammoth trains parked alongwith . Water and drainage are real concerns . And who will bell the unruly lots ? Shouldn’t there be a Police station and a tough authority to implement apartment laws . Play area should come as a right and not at a cost . The pricing is ceratinly better compared to certain overnight builders who have just a paper building project on a glossy brochure . There are certain positives like closed self contained society / possibility for railways to extend link-ups . Just a DAV school is just not enough , though it is the best educational gift for our children . There must be more . Am still researching before putting my monies in this project .

    This project is not worth for the money you are paying, Better ask the builder to reduce the prices or come out with a minimal loss.

    Donot carry over the mistake you guys have made, try to correct it now itself.

    There are many projects which offer better rates than this one but much nearer to the city.

    I also booked a two bedroom apartments at chennai pattinam.construction facilities are good. but rates are too costlier.instead of buying a three bedroom apartments there u can get a individual cmda approved semi independant or independant house within6 kms from east tambaram.

    Anybody can suggest – Chennai pattinam comparison with now the new project – MARG. – They are constrcting 14 storeyed building – completion Jan. 2011 – they are offering price Rs. 2099 per sq.

    I was one of the first to book a 3 bedroom apartment in CP and then had to cancel it due to the loss of my job and other family resons. The cancellation was done in November,before the land was registered, and i was promised my money in a month. From then i have been going to CEEDEEYES office practically every week and they promise me the return of my money Rs.800,00/- but get a shaby treatment and nothing else. Now i realise that I came out at the right time as the cost is very high and there are lots of projects on OMR at lower cost and this place will take 10 years to develop during which time we will be at the mercy of the builder

    I have booked 2 bedroom apt in “Chennai Pattium” , Looks they have started a new plan for old age people in 2009 june in same place.. I want to cancel my registraion with them due to their maintance cost and there is no way live their for next five years & no way to give for rent also..

    We have booked a 1100 sq ft apartment in block 21 and the promised date of handing over was July 2010 as per the agreement. After several visits to the to the site, we found that work on block 21 has not commenced yet. When we contacted their city office, we were told that construction on this block and some others would tentatively start only in August 2011 – here again, they made no committment on the completion date. They were almost forcing us to switch over to one of the already constructed blocks if we could not wait…. They were also not willing to discuss exit options – they spoke about liquidity damages for a block where construction hasnt even started!!!! Overall, we were given a very very shabby treatment..

    This is truly shocking as a) we have invested nearly 50% of the total cost, our only source being hard earned money; b) there was no communication from Ceedeeyes about the delay in the construction of our block; c) we dont understand how the builder can force us to switch over to another block – they dont seem to understand this is a once in a lifetime investment and we would like to only buy an apartment that suits our requirements and d) how can the builder even talk about liquidity damages for a block that is yet to be constructed?

    If any one out there is facing the same situation, please call me on 9444222597. Please also let me know if there is any group that is already in existence on the internet for this project.

    I am surprised, how you paid 50% of the amount to the flat, which is yet to be constructed. This is unrealistic.
    I have booked a 2br flat in chennai pattinam in 2007. Until now I have paid around 45% amount according to construction progress. I feel ceedeeyes guys are okay. All the projects in omr area is struckling to sell. In total I feel chennai pattinam is a good place to live in older ages.

    Mr. Ganeshan, I have paid nearly 50% of the flat as per the agreement and as per their schedule, which does not make it unrealistic. Every time we visited teh site, we were told that construction would begin in 15 days -that was the standard response. We trusted Ceedeeyes and this is the position we are in, today!

    I think, you are paying to ceedeeyes by your own cash as per agreement. Here you have no option. If you gone to loan through hdfc, you no need to worry. because, they release the amount to ceedeeyes as per construction progress. I initially paid 15% of amount and rest is through hdfc loan.
    chennai pattinam-CEEDEEYES is though inside, but still the project is worth to invest. For example, 1150sq.ft sale area gives 910sq.ft floor area in chennaipattinam. In sabari project, 1381sq.ft sale area gives only 880sq.ft(approx.) floor area. This is what i still stick into ceedeeyes, and having hope, it will be better place to live in older age.

    Yes, Mr. Ganeshan, I am using my own funds to pay for the flat.. you are right, had i gone through a bank, things would have been different.. They have now agreed to stick to the agreement – i am planning to visit the site after 2 weeks to check on the progress and then decide next steps.

    hello to all those who are in the chennai pattinam project.
    I visited the site on 24 nov 09. i could see activities proceeding at a good, though i wont say feverish, speed. i understand that the handing over of possession may be delayed and may happen only in dec 10. i spoke to the manager at their office in gandhinagar adyar. he was confident of handing over possession by sept 10. he reeled off many statistics as to how their finances will be affected by interest. i was not very much interested in those figures and as i have already made 95 pc down payment at the time bkngs and regn. share your views

    I recently visited the site and the progress made was good. Also, I heard they have got loan from Corp Bank which would enable them to complete the project by Sep-Oct. All handovers would start happening from 1st-Nov.
    I understand it is remote, however this is a concept of integrate
    township so there are some plus and minus to this.

    I am currently in the hunting phase and looking at both land and flat options, CP being one of it. I see a lot of + and – among the discussion threads above.
