<p>Over the years, interest from FD’s, Monthly income scheme’s all proved that the returns are negligible with no capital gains.</p>
<p>A lot of folks are turning towards rental incoming as a sure shot way to get additional funds which can become primary when there is job loss or discontinuation for higher studies</p>
<p>Coming to the question, what are the investment options currently available which are low on investment and decent on returns?</p>

<p><strong>Flat Size: </strong>611, 641  ,811 ( All 2 bed)</p>
<p><strong>Rental</strong><strong> Range</strong><strong>: </strong>Rs 7500 ( 611 sq ft) to Rs 10000 ( 811 sq ft).</p>
<p><strong>USP:  </strong>Gated community, 234 apartments, higher UDS flats, Flat is less than 10 yrs old, decently maintained, low maintain per month ( Rs 600 to 800), Lift, RO, Children’s play area, open car park.</p>
<p>High demand for rental property. DLF, L&amp;T , SRM, Olympia IT park folks, SRM , MIOT hospital.</p>
<p>Ramapuram is center of Chennai. Can reach most of the places within 30 min or so</p>
<p><strong>This is a value buy.</strong></p>
<p><strong>Cons:  </strong>Looks bit congested.</p>

<p>I was told the second phase will be sold at a higher price may Rs 1900 psf. The construction is likely to commence from next year. </p>
<p>They hold a huge land base here and if considered for investment, one should wait for another 5 years to see appreciation.</p>

<p>Price was Rs 1699 per sqft + 25 per sqft + 1.25 lakhs (Other cost).<br />
Now it is Rs 1799 per sqft + 25 per sqft + 1.25 lakhs (Other cost).</p>
<p>The price will be slowly increased by another Rs 200-300 depending on the response in another 1 year time frame. </p>
<p><strong>Builder previous project Amarisa came out very well. Price starts 12+ Lakhs for a 1bhk, 15-16 lakhs for a 2 bhk and 19-23 lakhs for a 3 bhk inclusive of all charges. Pay now Rs 50000 and your next payment will start around Feb-Mar 2011 </strong></p>
<p>CEE DEE YES Chennai patinam (CP) -2km from Amanya has schools, super market, cine complex etc. So these factors should not concern buyers. </p>
<p>I am not sure at this point which is better -CP or Amanya. CP will be completed in a year time frame and Amanya construction will end by 2012 Dec or Q2 2013. </p>

<p>27km from MK and 12 km from sholingnallur. It was nice to see projects which i had blogged and taking shape. Had to cross 2 tolls one in perungudi and one near padur. Rs 34 gone. Never knew i can share the toll ticket i bought in perungudi and give it in padur or egattur toll. so we spend  68 on toll. later got to knew there was one day pass. Made a dumb mistake.</p>
<p>We were in a hurry and want to cover as much. Reached XS Real Amity. Its a Fairsquare brand of XS real (fairsquare.in) . 32 acres. Bella tuscany is in the same compound. No idea why people spent 50 L for a apartment here. Too far from city. For folks in sipcot , may be its a good buy. But still i would have considered projects in perungudi and drive to sipcot.</p>
<p>Amity&#8217;s model apartment looked excellent. Nice space management. Price is decent. My fear now a days is completion.</p>
<p>Dont go into much details. It is after the toll so visitors are tolled to visit u.</p>
<p><strong>Fairsquare another project is Project K which is in kovillambakkam.  No lift. but no mainteance concept apartment. </strong>Meaning each block gets a studio for free which is rented out and rent is used for maintenance. This is right opposite NITTANY DECISION SERVICES near Kelakatallai  junction.</p>
<p>Priced around 2900, may be its a good location but no lift proved a disadvantage for me.</p>
<p><strong>Amity is a good investment, Project K upto first floor is good investment.</strong></p>
