Builders I like in Chennai
There are countless builders in Chennai alone and every builder has its own pros and cons. But there are few builders who are dependable to a great extent and for whom customer satisfaction comes first. It was tough to ignore some in my list below but I had my own reasons for ignoring the other famous builders like Ceebros, Jains, and KG.
It’s a sad that the builder I like the most ALACRITY is no more into housing. They were the best during late 90′s. But below are my most favorite builders. These builders are known for giving customers their money’s worth. Their projects are rightly priced and they follow good business practice and all their projects have good Re-Sale value.
1) Navin Builder - A very good builder with impeccable record of project delivery and is known for timely delivery, quality of construction.
2) XSReal - XSReal don’t do much construction now a days except for their Porur project, But I like these guys for their unique style. Did you get a chance to look thro photo gallery?
3) Real Value Promoters – I really enjoyed my stay at Sai Sarovar and having seen their construction quality and other features, I can defiantly vouch for them.
4) Chozha Foundations – A very famous builder with operations mainly on KK Nagar, Ashok Nagar area, their work is neat with high quality of construction. Now they have slowly spread their wings across Chennai with projects in Porur, Nanganallur. I like their Tamil way of naming projects.
5) Doshi - Quality builder with excellent reputation for quality projects.
I don’t like Jains because of their bad business practices. There is a lot of chance they would have deviated the CMDA rules in their projects and one should be careful when buying a second hand property of Jains. Their bigger projects like EIFEL GARDENS in Vadapalani have one floor extra, which is not approved. Well not sure what must be running in builders mind when they are approved of 10 floors and they go on to build the 11th floor. To me it’s pure greediness and nothing else. Still there are flats available in Jains projects completed 2-3 years before.
I don’t like Ceebros only because of their fast paced construction. I was really surprised to see Ceebros ORCHID in Velachery getting completed within 14 months. That’s a record time for project of that size but there has been lot of complaints of building crack and other things from Ceebros apartment owners in Chennai.
A lot of names missing in this, but these are just my favorites.So always keep checking their sites, you may find the project of your dreams.

Uday, how about Chaitanya, Lancor, Arihant and True Value Homes? Any reviews/feedbacks on them? I personally liked all Chaitanya constructions. They were quite innovative and looked chic.

Yes, you are right, there are lot of them. TVH had some problems executing Park Rozzalia, ofcourse not now but when project was started. I even like Ramaniyam. but just want to choose among them.
I have had a wonderful experience with Appasamy Builders. They are a little behind schedule for delivery but I know the quality of construction is well worth the wait!

All the blogs were quite interesting. I hear that the many reputed builders in the city are now having problems in getting the CMDA approvals inspite of obtaining a GO. Any idea if there is any specific reason for the delay inspite of the court ordering for the approval release?
Your info will be appreciated as I am waiting on one such flat that is to be handed over to me at the end of this year!!!

I not sure what the CMDA go mean. To me one should go for property nothing short of full approval.
Some times builders go marketing the propertying assuming they would get full approvals, but its always a risk going for any property without full approval.
Can you please suggest me a reputed builder like Alacrity ( 90′s) from whom I can invest today. Looking for a 2 bedroom apartment near OMR .Can any body suggest me a good builder with ROI .

There are lot of builders in OMR, you can go for Arihant, Akshaya, Lancor, Vasavi, Jains .
I am bit skeptical about bangalore based firms even though mantri, purva have reputation
please advice on mantri synergy coming in OMR. They are offering an attractive deal of 10 % downpayment at the time of booking remaining 90% loan is arranged and no pre EMI till we posses the flat.the deal is valid until 31st dec 2007. Has anyone come across this kind of deal from any builders sofar? please tell us the reputation of mantri builders.? we are just skeptikal about this deal

I also had a very bad experience with Land Marvel. Since the real estate is really super hot now in chennai. Land Marvel does not stick to the rate they originally agreed to. When you are signing up the contract and few months later when you see the market rate go up, your exitement may be short lived because LM will certainly come back to you asking for higher rate.

I see lots of frustrated buyers here and I’m one of them too….One of my property developer is forcing me to accept into certain terms which was never agreed before and this has put me under lots of stress.
Seems like that Developers especially the large one with a presence in Chennai seem to be very unprofessional & bully their way to customers in their dealing with them once the customers have booked their properties. Since the customers (both locals & NRI’s) are not aware of their rights and ways to exercise them, they all seem to be under lots of stress on how to deal with the situations that they have been pushed into by their promoter.
Since the customers do not know other buyers they are not able to share their situation and the buys too make sure they they divide and rule the customers, If we ask any questions, they respond by saying that we have had 10′s of thousands of customers but not one has questioned like this, and make us feel that we are all by ourselves and we are not right. All this puts lots of stress after pouring in the lives saving into that dream home or dream investment.
I definitely see a great need for a forum where the customers can come together and find ways to at least execute some of their rights and have some voice against unreasonable Big Bully Promoters in cases such as unreasonable delays and demands put forth by them.
Also when it comes to their side they write their construction agreement in such a way so that customers have no right to question against anything on their side. A developer that my colleague has bought into says that he will charge 30% interest on delayed payments and that is for a question he had on sudden hike in certain rates, He doesn’t even have rights to question if his payment claims are right. They also have in the agreement that they reserve right to cancel his booking if he doesn’t pay within 10 days(even if the invoice is unfair he is forced to pay within 10 days) It is so outrageous to read their construction agreement and it is pathetic to see today on how did we sign on such a thing ( At that time we were having a honeymoon relationship with them and most of us never looked or never thought that they will apply it to us).
Hence there is a desperate need to address this situation until then we will be looked down as we have been. Hope fully some thing comes up soon.

I just fixed an apt in Saligramam, by Ceebros. I heard Ceebros has a pretty good reputation when compared to Appasamy and such builders in Catagory ‘A’. But Uday has mentioned that people who bought from Ceebros recently has a lot of issues and that worries me. I paid Rs. 5200 per sft , when others for the same construction are paying Rs.4900 per sft. I hope Ceebros maintains a decent reputation by building properly instead of speeding up to complete and start another one. The building in Saligramam called Ceebros Shyamala Gardens is being built currently and expected to complete in Nov this year 2008. Can anyone please let me know, what kind of experience you had with Ceebros and the ways to deal with them to make sure things get done properly on time. But Ceebros has given the list of emails of the other buyers in the building as well as in the earlier project where I was told to contact anybody to check about their reputation and the personal experience of the other buyers. I just didn’t get a chance to send emails to clarify the issue yet.
I do agree about Jain’s greed, Arihant isn’t so good either, Appasamay doesn’t keep up his promise of delivery..

Ceebros is know for delivery on time and fast construction. And their projects are easily sold. Shyamala gardens is good project.
I had a relative in Ceebros velachery who house had developed cracks but that happens in almost every builder now a days. I would say go ahead with your purchase.
Rental potential is excellent for that flat, you shud get minimum of 12000 for 2 bed and 15 or more for 3 bed.
Regarding your flat sale, i would sugest you get it appraised by a realtor, i would say contact Hanu reddy realty. Since you are in US i would sugest this. You can contact Navin 93840 60069 incase you need their contact person. Just a sugestion

As my flat is in a super location and it is well maintained to NRI standard, couple of family and friends have approached me to buy….so still thinking about it. Well, my new one in Shymala Garden will be ready by the end of this year, until then I do need the existing flat for my stay.

Just a comment about all the OMR Projects:
I recently visited (in Nov 2007) India (Chennai) to check out all the projects that are being developed in and around OMR.
I went to India on vacation for 3 weeks mainly to shop for a new flat. I was so disappointed about every single project I saw there. The reason being the garbage pileup almost everywhere, overflowing drains, all crooked lanes difficult even for a maruti 800 to pass, not to mention the water log everywhere bcos of the low lying area.
Also, my personal opinion is that, there is too much of hype about the so called OMR. The OMR lanes are being laid exclusively for the IT company buses to use. If a common man lives in that area, he will have trouble using the OMR raod due to huge pileup of IT buses and its going to be impossible to reach OMR from where one lives within the narrow, crooked lanes.
Given the way our dear Tamilnadu Govt functions, it will take ages for them to bring underground drainage system for those areas and until then mosquitos will have a field day.
There are not many schools nearby for the children.
Another garbage town is called Porur. Full of filth, narrow lanes and water everywhere..not potable, but urine.
After having seen a number of these projects in OMR and in GST road (too far from the city), I have decided to pay more and get into the city once again and hence my decision to buy Ceebros Shyamala Garden. Hope my decision is worth it atleast for the price I pay.
I am paying mainly for the neat features like power backup, piped gas, and the location (as its easy to move around bcos of the heart of the city) and such things.
Thats about it.

When you say you paid Rs.5200 per sqft, Is that the total cost OR do you have pay other costs in addition like electricity/water deposit, registration etc.?

This price of Rs.5200 per sqft is inclusive of open car parking. Other than that, for registration, electricity,water and other incidental charges are extras. You will get covered car park only if you book 1520 sqft apartment. Apart from it, I heard from many people that the quality of construction by Ceebros is good when compared to other builders and hence the price too. Ceebros always complete on time as promised.

It appears that the land belongs to Sivagiri Trust who have filed a case in 2004 itself for getting the land back. So people who have invested in Ceebros Shyamala Gardens do check with the builder. Was your land purchase agreement with Shyamala Studios?

I booked flat last year and I was also concerned. I called them up today and I was told that this writ was canceled several years ago. I’ve asked for further details…
Jain housing is one of the most fraudulent builders. Jains green acres, Pallavaram and Jains Abhisek selaiyur stands testimony to it. Just ask any of the people who have bought a flat there they will tell their horrible stories. Dont trust this builder.
Regarding Shymala Gardens:
A simple search of the Madras High Court case status database reveals that there were two writ petitions filed in 2004 and 2007. They have “N.Jaganathan” and “Sivagiriyar trust” as the petitioners respectively.
But status of both the cases were “Disposed”
I am not able to find any OP (Original Petition) with either of those petitioner names.
Not sure what is the status of any such case.

I am a customer of Chozha foundations. Kamban apartments- CIT nagar. Their constructions are good and have a good reputation in chennai. GRT and udayam theatre were built by Chozha. I am very much happy with the company , the top management.
Any update on that legal proceedings against Ceebros Shyamala?
Ceebros is not sending any response to my emails. The builders in India just doesn’t have a clue what customer service is all about. They don’t want happy peaceful customers all they want is just money. Now it is beginning to worry me and I am planning to call them and have a chat before remitting this month’s installment. I do realize that the 2 petitions filed in 2004 and 2007 are cancelled. But I want to know what the original petition is all about and how it was dealt with by Ceebros or Shyamala studios. I am yet to get any answers on this so far. If any one has more info, please let me know.

I have sent my mails to the same email id and the guy who sold it to me was called Seshadri…He was quite good and friendly until he sold and afterwards he couldn’t care less. Anyway, let me see how my call tonight is going to clarify issues. As someone said before, Ceebros can give an ad in the newspaper indicating clearly that there is nothing wrong with the land dealings and customers need not have any fear about it. That would solve the problem, if not atleast they can draft a detailed email and send to all customers of CSG. Well, so far I heard Ceebros is banking on their reputation to sell all their projects, and now after this episode, if they want to keep their reputation in tact, they should do something at the earliest.

Here is the email I got from Ceebros for my query: I have cut and pasted the mail I received from them:
We refer to your e-mail of 2.4.08 to Mr.Seshadri, our sales Executive.
Litigation by Sivagiriyar Trust is in the nature of blackmail.
The Persons who are agitating before the Court have no iota of right in the property being developed by Ceebros. Only on being satisfied that even prima facie the persons could not make out the case that the property is subject matter of the Trust. The High Court dismissed the WP in our favour however giving liberty to the petitioner to move the original side of the High Court where the O.P. is pending. However, till date no steps have been taken by Sivagiri Trust in this regard. Moreover, we also reliably understand that even in the O.P. proceedings, the High Court has reserved its orders and we are expecting a favourable verdict shortly.
We have taken all diligent steps and efforts to protect our interest and even the land owners M/s. Shyamala Pictures & Hotel Pvt.L:td are parallely defending the vexatious proceedings initiated on behalf of Sivagiri Trust.
We write to inform you that only after due verification of title to the property by our Advocate we have taken up the development work. Similarly after due verification of title only, the Tamilnadu Govt., Housing Development Department issued GO followed by grant of Planning Permit from CMDA and Building Permit from Chennai Corporation for the construction of residential blocks and office block.
Ceebros is committed to its timely deliveries and will stick to it irrespective of any issues whatsoever.

Please note that the original petition is still pending and it has not been cancelled and if it is of any importance to Sivagiri Trust, they would have moved quickly to stop tyhe construction activities at any cost and I feel Ceebros won’t be foolishly tarnishing their reputation by going ahead with the construction activities knowingly that the court will rule in favour of Sivagiri Truts.

Please see the earlier comments, Double verify that there is no problem legally with Ceebros Shyamala gardens. I think so it doesn’t, but it is always good to to clarify throughly before jumping in.
Does any one have the O.P (original petition) number for the Shyamala Vs. Sivagiri trust litigation?
If I have the number, I know a lawyer that can find the details in this writ.

Last month we bought a flat in Appasamy’s Orchard project in Vadapalani. We paid Rs.5630/sq.ft for a top flr apartment. Has anybody else invested in this project? Did you pay the same rate? We are curious to know if we paid a higher rate because of last minute investment? Also, what is your experience on delivery? Appasamy says they will deliver in 7 months but we would like to know from your experience.

We have booked a 3 bedroom apartment in Ceebros Shymala gardens. I think even 4,900 is a bit expensive, but we had no other choice as we needed to look at other aspects as well.. What abt the false ceiling?? I heard it involves less cost..
There was a news article in dinakaran y’day about a teenager boy who got killed in a lift accident in Jains new apartment complex in tambaram. The reason for the accident seems to be both on the boy’s naughtiness and the condition of lift. Looks like the glass on the glass window privided on the lift door was broken and the boy has put in his head on this hole to see where the lift is. Unfortunately life was moving up fast at this time and hit boys head. And sadly the boy died on the spot. There were also compliants about the provision of generator power to the lift as promised. Apparenty this was not provided resulting in people getting stuck in the lift during power cut.
