Apartment for Sale at Parsn Medavakkam

Not sure how many of you read the comments posted on this blog. A lot of times, vital information comes out through comments. Just thought of updating our users on apartment for sale at Parsn medavakkam which was posted by one of our readers Rajesh. Please be aware that i am no where related or connected with Rajesh and just thought of posting this since i liked the apartment views.
 

The rates mentions is 3500 per sq ft and you can do you home work before proceeding further. Just a word of caution. Always check when was the expected date of apartment handover and what is the current stage of construction. Take for example Jain’s Green acres which is delayed by a year and still it is said to be only 60% complete. When you buy such second hand re-sale flats, the owner might say its gonna complete in 4 months, but you never know if it would.

    Hi Uday,
    I need some advice from the members of this forum who are knowledgeable in Indian tax issues or have and experienced similar issue.

    I have bought an apartment my relative an individual house from one of the leading promoter in Chennai, the promoter has been so far collected service tax @ 12.36 % from us.

    We recently noticed that tax department’s recent amendment circular in Aug-Sep 2007 (The latest Master Circular No. 96/7/2007-ST dated August 23, 2007, issued by the Tax Research Unit (TRU)) clarified that service tax should not be collected from the buyers and it is the responsibility of the service provider only i.e the promoter or his contactor only.

    When I brought new Tax Department circular to my promoter’s attention they responded back that that it does not apply in their case, and when I asked for the service tax receipts they said it was only in their name.
    They are also requesting for us to share the cost of installing a Transformer to the community which is around Rs 35k for every property owner and I’m not sure if this our responsibility ( In my opinion such infrastructure costs are to be borne by the promoter)
    I kindly request your thought, experiences and opinion on this matter.

    This is Kumar,
    I have purchased a house at Madurai and a flat at Coimbatore. both the promoters are collecting this transformer charges and service tax. They say service tax dept is insisting on applicability of service tax to builders. My consultant mr.Ravi also says all buiders are collecting and paying service tax in the south.

    Thankyou very much for this information, I was ok with service tax part but concerned about Transformer & infrastructure charges passed to me.
    But seems like that’s what some of the builders do.

  6. Regarding service tax, if the building has more than 12 apartments in a block then there is service tax to be paid else i was told there is no service tax.

    No, its still there.
    I’m also not very eagerly working on it or spreading the message as using brokers or online ad posting in sulekha, 99acers because that would expose me to deal with all kind of people which I don’t prefer.
    I’m not very much motivated to sell it any way, will wait and see to get a decent buyer through known network, other wise I’m prepared to wait as I’m confident that I have more to gain by waiting than loose.
    I will be happy to deal with some one in US (simply because it’s easy for me to deal with), but can promise the buyer will end up gaining a lot more in buying through me than through the developer.
    But any way thank you for asking and want o let you know that you are doing a great job with this forum.
