Akshaya’s Adora -high priced?

My first impression seeing Adora price (79 Lakhs starting)sugested it to be high priced. Adora is the newest offering by Akshaya Homes and the project is located in Silicon valley of Chennai (OMR). So what makes it look like high priced. I feel there is not much unique offerings in Adora.

To start with Adora is all in all 3 bedroom apartments. No 2 bedroom apartments and the starting size is 1881 sq ft. The price starts at 79 Lakhs which works out to be a cool Rs 4200 per sq ft. This project is located in Padur which is approximately 15 KM from adayar.

I was wondering if the price in OMR has raised again. There are lot of projects which still sells for around 3800 per sqft. The complex would be bit crowded with 194 apartments in total on 4.5 acres Land. I remember Plaza’s Serene acres was built on a 4 acres land and it had only 170 apartments(Mix of 2 bed and 3 bedroom ). Adora’s FSI has being used to the max here. Plaza’s builder often tell me that their FSI is far superior than TVH park villa or Rozzalia and i can under stand what he was saying.

Adora has other standard features which every other builder is offering now a days. Clubhouse with Gymnasium, Mini Theatre, Jacuzzi and Indoor games room, Multipurpose Hall, Library, Crèche, Gazebo with terrace party space. Again builders usually charge separately for these. I am not having a exact break up of price. Not sure if the price includes these amenities or its extra.


Adora is going to be 4 towers G+9 floors and there is not much mention of interiors offerings. For this price i expect wooden flooring, premium batch fittings,premium switches, premium glass fittings (Finesta), rooms fitted with AC etc. Not sure if these are offered.

Would you go for it if you have that kind of money?

    Nice blogs. Prices are bound to go up and with festival season around the cornor with banks rates slowing down, the trend is only expected. Akshaya has being always confident of selling flats early. might be that promted them to increase price. I am seeing slow and steady improvements in IT corridor construction. So by 2009 this place should be hectic with malls and highrises.

    This is a good blog to follow for the latest stuff happening in Chennai. For people like me, who are outside the country really helps. Coming back to the article, this is definetly overpriced apartment for 200,000$. The previous project Adiar was selling at 45L (110,000$) a year back when I bought one. They have doubled the price in a year! I dont think any of those aminities mentioned are included in the package.

    I will tell you why Adora is selling at that cost and its not EXPANSIVE….. 1. Its an earlier bird in possion. 2. You can see partically the flat (Visually) but note like others showing only the Mock up flat. 3. The specifications are higer end one when compare to others.4. The thumb rules which is followed by akshaya is a strandard one, just now they have got an award called ‘BEST DOCUMENTATION’.5.The vital role is that your UDS (undivided share of land) which is more than other builders. It is more than 1000 Sqft for a flat ranging around 1881 sq.ft. 6. They do find a tenent. 7. They have a ready to use club house,were most of the builderes wont give the club house with the said Amenities in time, if even they give they wont give with the project and the club house together in time.8.They give the project in time.10. The project is not crowded because there is a huge open space(Land scaped).

    So what more do you want??????? Do check the club house in site and the presentation there.

    Hey all ! I bought a flat in Adora last year. With the recent real estate changes I am worried about my decision.

    Bala have u purchased one too ? This would be a good blog as we can continue to share our ideas.

    Can anyone redirect me to a blog that you know of where owners can come together. There are ones for Mahindra city but not for Adora. Pls help.I wanna stay in touch with the owners.

    Iam interested in buying an apartment at Adora.
    Especially one that is unused and registration is available only for UDS.
